Building Construction Work-2025-0120, Total Entrepreneurial Performance, Planning And Construction Of A Fire Station As An Interim For The Outsourcing Of Fire Protection, Europa-Allee 128, 51379 Leverkusen. The Currently Used Fire And Rescue Guard North (Frw Nord) In Kanalstraße, Structurally, Technically And Functionally No Longer Corresponds To The Requirements Of The Fire And Emergency Services. Therefore, The City Of Leverkusen Is Planning A New Building At The Site On The Halen In Opladen. Until The Expected Completion At The End Of 2030, An Interim Is Required For Waking Operation - This Is The Subject Of The Advertised Service. On December 16, 2024, The City Of Leverkusens Council Decided To Temporarily Outsource The Fire Protection Units On An Urban Property On Europa-Allee In Opladen. The Level, Undeveloped Terrain (Parcels 834/835) Is Suitable For Temporary Use As A Fire Station. Based On A Reduced Room Program, A Conception Was Created That Takes Into Account All Essential Functions Of Fire Protection. The Vehicle Hall Should Offer Space For 4 Emergency Vehicles And A Washing Area. A 24-Hour Layer Consists Of 16 Emergency Services, For The Standby, Teaching, Rest, Sanitary And Changing Rooms As Well As Workshop Areas (E.G. Laundry, Logistics, Kitchen). The Planned Gross Floor Area Is Approx. 3,630M2 (Eg: 1,770M2; 1. Og: 1,370M2; 2. Og: 490M2). The Outdoor Facilities Including Alarm Exit, 31 Parking Spaces And Development Areas Take Around 2,250M2. The City Of Leverkusen Wraps The Turnkey Construction Of The Building, Including The Outdoor Facilities, To A Total Entrepreneur. This Takes Over Planning, Construction, Equipment As Well As All Necessary Exams, Permits And Consulting Services. Services Of Land Use Planning Are Not Part Of It. The Development Takes Place Via Europa-Allee, A Signaled Alarm Exit Is Planned On The East Side. The Development Plan For The Area Has Been In The Procedure Since November 2024 And Creates The Necessary Planning Law. The B-Plan Provides For Commercial Use Including Fire Station. After Completion Of The New Frw Nord, The Interim Will Be Taken Out Of Operation And New Use. The Development Plan Will Continue To Enable Commercial Use. Apart From Planning Law Requirements, There Are No Requirements For The Construction Method And Choice Of Materials. Bidders Should Offer Economic Solutions Within A Narrow Time Frame. The Aim Is To Hand Over The Building To The Ag By The End Of 2027. Special Requirements For Sound Insulation, Vibration Protection And Fire Protection Must Be Taken Into Account In The Construction. The Construction Is Fundamentally Exempt, But A Container Construction (Room Cell Construction) Is Excluded. Modularized Construction Methods, E.G. With Finished Or Semi-Finished Parts, Are Permitted And Are Considered Sensible By The Ag. In Addition, Sustainability Aspects Must Be Taken Into Account - Including The Reduction Of Surface Sealing And Emissions That Can Affect The Neighboring Residential Development.
