Construction Work - Allocation Of Construction Work - Turnkey Replacement New Town Hall In Jülich. Due To The Upcoming Renovation Of The Town Hall, The Client (Ag) Needs A Temporary Replacement Building Of An Administrative Building As An Interim Solution In A Central Inner City Situation Of The City Of Jülich On The Schwanenteich. The Building Is To Be Built By The Bidder, Taking Into Account The Requirements In The Construction And Equipment Description And Used By The Ag For The Duration Of The Renovation Of The Existing Town Hall. It Should Take Up The Jobs Of Around 240 Employees Of The Jülich City Administration. After The Renovation Of The Old Town Hall, The Administration Building To Commercial Tenants Is To Be Rented Out As Office Space. The Contractor (An) Should Take Over All The Planning And Construction Work Required To Implement The Project And Provide A Turnkey Building Including The Building Plot. The Building Must Be Completed And Handed Over Two Years After The Order Is Placed. The Project Is Divided Into Two Essential Components: 1. The An Must Provide A Suitable Building Plot And Demonstrate Its Availability. The Building Plot Must Have A Minimum Size Of 5000 M² And Meet The Planning Law Requirements For The Construction Of An Office And Administration Building. The Replacement Building Should Have A Distance Of A Distance Of Max. 3.0 Km To The Location Of The Existing Town Hall, Because A Citizens Office Is Still To Be Maintained As An Extension. With The Help Of This Distance, The New Town Hall For Citizens And Networking Of The Location With Other Authorities, Institutes, Extensions, Etc. Are To Be Guaranteed. The Location For The Replacement Of The Town Hall Must Be Connected Via Public Transport (Bus Connection/Stop). 2. The Construction Of The Turnkey Replacement Building Must Meet The Requirements For A Modern Administrative Facility. This Includes Office Space, A Citizens Office, Meeting Rooms For The Political Factions Of The City Of Jülich In Various Sizes, Two Session Halls For Committee And Council Meetings, A Powerful It Infrastructure As Well As Compliance With The Requirements For Accessibility And Energy Efficiency In Accordance With Extach 2024. To Design That Flexible (Third) Use Is Possible After The Interim Period, In Particular Through Customizable Room Structures For Session Halls, Information Halls And Special Areas For Civil Services. The Implementation Must Meet The Technical, Functional And Economic Requirements Of The Client. In Particular, The Requirements And The Requirements In The Construction And Equipment Description For The Interior Design, For Building Equipment/Technology And The It Equipment, For The Parking Spaces For Official Vehicles And Citizens And For The Outdoor Areas As Well As The Achievement
