Works For Complete Or Part Construction And Civil Engineering Work - Conversion Of An Office Building On Strandkai 1. The Future Headquarters Of The Hpa Is Located In The Hafencity District, On Strandkai 1. The Hpa Is The Owner Of The Office Building. The Building Is Already Used As An Office Building And Is Now To Be Adapted To The Needs Of The Hpa Working World. This Requires Various Conversion Measures, Such As Construction Of Additional Walls And Offices, Electrical Work, Laying It Cables, Adapting The Tga, Fulfillment Of Criticism And Painting Work. The Building Has An Underground Car Park With 2 Levels, An Ground Floor And Six Upper Floors, Each With Approx. 3000 M² And Is Currently Rented To New Work Se ”. The 5Th Floor Is And Remains Evenly Rented During The Conversion Phase And Is Therefore Not Being Rebuilt. For The Building, Planning Is Available In Accordance With The Hoai Performance Phases 1 And 2. Due To The Criticism Requirements, No Documents From The New Hpa Office Building Will Be Published At The Present Time. The Necessary Planning Documents Are Made Available To Bidders In Level 2 Of This Procedure. For The Project, We Are Looking For A Qualified Company As A Total Acceptance (Tü) For The Turnkey Creation Of The Project, Including The Design And Execution Planning In Accordance With The Performance Phases 3 And 5 Of The Hoai 2021 According To The Cost Groups 200 To 500 According To Din 276. Work For A Necessary Adjustment Of The Existing Building Permit Required. Required Services: • Coordination Of The Specialist Planners • Construction Management According To Hbauo • Internal Coordination Of The Construction Trade • Total Construction Of The Above Cost Groups • Creation Of Workshop And Assembly Plans, As Well As The Complete Revision Documents • Commissioning Of All Technical Systems (Including It, Electrical System, Heating, Ventilation, Sanitary , Building Automation, Fire Alarm Systems, Pv) • Adjustment Of The Project Fire Protection Concept (Including The Creation Of New Escape And Rescue Plans) • Coordination Of The Delivery And Other Services Provided By The Client • Maintenance And Maintenance Within The Limitation Period For Defects The Commission Is For 06/2025 Planned. The Performance Of This Award Procedure Is Planned From 06/2025 To The End Of 07/2026, Whereby The Actual Renovation Work Can Only Take Place From 01/26 After The Current Tenant “New Work Se” Has Moved Out. The Premises Are To Be Obtained In August 2026.
