Architectural, Engineering And Planning Services – General Planning Services For The Construction Of New Apartment Buildings In 01159 Dresden, Clara-Viebig-Straße 2/Tharandter Straße 30A (Award Number Voek 464-24). Initial Situation: The Federal Real Estate Agency (Bima) Is The Owner Of The Property In 01159 Dresden, Clara-Viebig-Straße 2/ Tharandter Straße 30A (Löbtau District, Parcel 182/1, 6,491 Sqm). After The Current Commercial Buildings Are Demolished, Various Residential Buildings With A Shared Underground Car Park Are To Be Built On This Property. The Necessary Demolition Measures Will Be Carried Out On Site. Initial Considerations For The New Development Of The Property Have Already Been Obtained Through An Ideas Competition, Which Was Carried Out In The Form Of An Urban Planning Workshop Process. The Aim Here Was To Find Solutions With Regard To The Urban And Architectural Development Of The Property In Consultation With The State Capital Of Dresden. The Results Of The Ideas Competition Are Available In The Project Documents (Asset C-03) And Must Be Taken Into Account When Further Processing The Project Task. Based On The Initial Situation Described, The Bima Now Plans To Carry Out Concrete Planning Of The Construction Project. For The Project Planning Or For The Provision Of Planning Services In Service Phases (Lph) 1 To 4 According To The Fee Schedule For Architects And Engineers (Hoai) As Well As For The Provision Of Technical Consulting Services During The Implementation Preparation And Construction As Well As, If Necessary, For The Support Of Lph 9 According To Hoai, The Bima Initially Intends To Commission A General Planner (Gp) Via A Europe-Wide Procurement Process. After Receiving The Building Permit, The Bima Stipulates That A Cumulative Service Provider Or A So-Called General Contractor/General Contractor (Gu/Gü) Will Be Commissioned To Provide Construction Services In A Turnkey Form, Including Preparatory Planning Services, Via A Europe-Wide Award Procedure Based On A Functional Service Description (Flb) Drawn Up By The Gp . Further Information On The Initial Situation And The Requirements For The Structure Can Be Found In The Service Description (Appendix C-01). The Client Estimates The Preliminary Investment Volume Of The Construction Project As Follows: Kg 200 – 500: €17.30 Million (Net) Kg 200: €0.20 Million (Net) Kg 300: €12.50 Million (Net) Kg 400: €3.30 Million (Net) Kg 500: €1.30 Million (Net) Scope Of Services: General Planning Services Are Required For The New Construction Of The Residential Buildings Described Above. The Client Plans To Commission The General Planner Required For Service Phases 1 - 4 Hoai And Then To Award The Planning And Construction Services To A General Contractor From Service Phase 5 Hoai. For This Purpose, The Bidder Should Offer The Following 4 Sub-Packages As A Commissioning Level Of Services: Level 1: Hoai Services Of Lph 1 - 4 For The New Construction Of Multi-Family Houses As General Planning Services, Accompanying Technical.
