Architectural And Related Services – Planning Services For Tenant Expansion In Bonn (Property Planning, Open Spaces, Security). The Federal Agency For Real Estate Tasks (Hereinafter Referred To As Bima Or Client (Ag)) Is Planning To Implement Tenant Expansion Measures In A Rented Existing Building In Bonn To Accommodate A Security Agency. The Existing Building Complex Consists Of Twelve Squares That Connect To A Central Wing. Four Three- Or Four-Story, Two-Flush Blocks Each Form A Square And Enclose An Inner Courtyard. The Access Cores Are Located At The Intersections Of The Squares. The Existing Office Space Largely Contains Single And Double Offices. The Main Entrance Is On The Ground Floor In The Extreme South-Western Square, Which Can Be Reached Directly Via A Forecourt. There Is A Conference Center With Modern Technology And Interpreter Booths On The Ground Floor. The Building Has A Gfa Of 85,198 Sqm (Basement - 7Th Floor, Of Which Gfa Ground Floor For Tenant Expansion Of Approx. 10,000 Sqm And Gfa Ug For Tenant Expansion Of Approx. 2,500 Sqm) As Well As Outdoor Area Areas Of Approx. 16,500 Sqm. Due To Its Cluster Structure, The Building Has 18 Stair Cores. It Also Has 420 Underground Parking Spaces And 262 Outdoor Parking Spaces, A Central Reception, 9 Passenger Elevators, 2 Freight Elevators And External Sun Protection. Partial Cooling Of The Rooms Is Possible. Before The Building Can Be Put To New Use, Modernization Measures Are Planned On The One Hand By The Landlord, So-Called Landlord Expansion (Vma) And On The Other Hand - Under The Responsibility Of The Bima (Client In This Award Procedure) As Tenant - A Tenant Expansion (Mam And Mav). The Ag Places Particular Emphasis On Sustainable Concepts And Techniques, Both In Construction And Operation. The Entire Building Is Subject To Increased Structural And Operational Confidentiality And Security Requirements. As Part Of The Modernization Measures Responsible For The Client (Bima), Both The Tenant Expansion Mam And The Tenant Expansion In The Landlord Expansion Area Mav Are Planned. Planning Services Are Required For These Modernization Measures (In The Present Award Procedure, However, Only To The Extent Set Out Below). Tenant Expansion Mam (Bima): The Bima Will Carry Out User-Specific Tenant Expansion In Definable Parts Of The Existing Building, On The Ground And Basement Floors. The Basis For This Is The Specifications Of User-Induced Requirements Planning (Output Specification). Essentially, The Following Services Will Be Carried Out, The Performance Of The Planning Orders Will Be:  Situation Center  New Construction Of A Data Center  New Construction Of Neas (Requirement Of At Least 120H Bridging - Approx. 4 Pieces Of Nea)  New Construction Of Rooms With Security Requirements (E.G. Vs Meeting Center, It -Laboratories, Electronics Laboratories)  New Construction Of Workshop Areas, Archive/Library/Registry, Office Technology Rooms, Technical Operating And Control Rooms  Expansion Of The It Infrastructure F
