The Knowledge And Technology Center Ropotti, Owned By The Municipality Of Karstula, Was Expanded In 2006 To The Course Center Previously Built In The 1980S. The Floor Area Is About 1200 M2 With The Extension And 980 M2 With The Original Course Center. The Center Includes Spaces Especially Designed For Wood And Metalworking, As Well As Office, Workshop And Industrial Spaces. In Addition, Also Atex Facilities. The Part Of The Property Built In The 1980S Has Reached The End Of Its Useful Life And It Is Most Cost-Effective To Partially Demolish It Instead Of Extensive Renovations. Fitness Test And Harmful Substances Survey Attached. The Challenge Of The Demolition Work Is Especially The Harmful Substances And The Technical Spaces Located In The Office Part (Heat Distribution, Electricity And Fiber Optics, And Water Supply), Which Currently Also Serve The New Side. It Is Intended To Carry Out Space Changes In The Premises So That The Premises Better Serve The Needs Of The Municipality Of Karstula. The Intention Is To Move The Workshop Operations From The Older Part To The New One And Take The Old Part Of The Hall For Semi-Warm Storage Use And Move The Technical Facilities There From The Demolished Office Part. In Addition, Challenges Are Created By The Current Noise Removal Equipment, The Sound Of Which Has Been A Nuisance To The Residents Of The Neighboring Property. Main Features:- Planning- Demolition Of The Building And Ground Surfaces Leveling- Relocation Of Heat And Electricity Centers, New Central Premises- Relocation Of Water And Fiber Optic Supply- Conversion Of Work Spaces Into Storage Spaces- New Social Spaces Of The Hall Premises On Two Floors (Second Floor Reserved)- New Lifting Doors And Window Changes In The Premises- Demolition And Reinstallation Of The Partition Wall, Relocation Of The Crane- Current Office Premises Changes, Partition Walls And Surfaces- Lvias Changes- New Sound Barrier, Excavation Work Regarding The Design, A Tender Will Be Held Architectural And Master Planning, Structural Planning, Hvac Planning And Supervision, And Electrical Planning And Supervision. The Attached Sketches Serve As The Project Plan. The Planning Components Include The Post-Project Design Tasks Of Planning And Supervision Until The End Of The Warranty Period (E.G. Construction Permit Images, Implementation Planning With Work Descriptions And Machine Lists, Contract Tender Materials, Construction Site Images And The Necessary Red Pencil Images) In Accordance With The Design Tasks Of The Rt Cards (The Rt Cards Are Not Attached). The Contractors Order The Red Pencil Plans Of Possible Changes For Their Own Part. The Total Price Of The Design Must Include The Design Meetings (2 Site Visits And The Rest Of The Meetings Remotely) And The Application For A Building Permit For Ark/Main Design. The Preparation Of Tender Documents And Assisting The Customer In The Tendering Of Contractors Are Also Included In The Design Packages. Hvac And Electrical Designers Also Act As Site Supervisors For Hvac And Electrical Contracts. The Price Of The Planning Entities Must Also Include The Necessary Site Meetings (The Offer Includes 3 Site Visits And The Rest Of The Meetings Remotely), Commissioning Inspections, Acceptance Inspection With Subsequent Inspections, 1St Year And 2Nd Year Warranty Period Inspections With Possible Subsequent Inspections (On Site). The Project Will Be Implemented Partly By The Municipalitys Own Construction Workers And Partly As Tendered Contracts. Basically, Construction Technical And Plumbing Technical Works Are Planned Normally, But Only Special Works And Plumbing And Electrical Work Are Tendered To Different Contractors. The Municipality Acts As The Main Implementer Of The Project And As The Main Contractor, Which Orders Other Work From Different Contractors And Coordinates The Contracts.
