Construction Work – Development Of The Mittlere Rieße Construction Area. The City Of Neuenburg Am Rhein Intends To Develop The Mittlere Rieße Development Area With A Size Of Approx. 25.4 Hectares With Areas For A Residential Area. As Well As For A Commercial Area, An Urban Area And A Special Area (Food Market). There Is Also An Area Intended For Residential Development In The Northeast Of The Area, Which Is Currently Designated As A Regional Green Belt In The Regional Plan. Furthermore, Part Of The Higher-Level Roads, State Road L 134 And The Federal Road B 378, Are Present In The Construction Area. The Area Is Not Expected To Be Developed As A Whole, But Rather In Sections. The City Is Looking For A Developer For This. First, An Agency Contract Should Be Concluded In Order To Coordinate The General Conditions (1St Step), Before The Parties Conclude An Urban Development Contract (2Nd Step) And The Development Contract (3Rd Step) To Implement The Project. The Contract Design Therefore Provides For A Step-By-Step Approach. The Separate Development Contract Is Intended To Commission The Company With The Implementation And Processing Of The Building Land Development For The Mittlere Rieße Development Area In Accordance With Section 11 Paragraph 1, S. 1, No. 1 Baugb. The Subject Of The Development Services Includes, Among Other Things, The Clearing And Preparation Of The Property, The Construction Of Public Transport Facilities With Street Lighting, Green Spaces And, If Necessary, Equalization And Compensation Measures, Pollution Control Systems, Heat Planning, Water Supply And Wastewater Disposal In Your Own Name And On Your Own Account. The Planning And Construction Services Are Provided By Third Parties, With The Construction Services Being Tendered And Accompanied By The Developer.
