Work Detail
Roof-Covering Work – Dacharbeiten. The District At Tucholskystrasse 49 And 51 And Torstrasse 204, 206, 208 And 210, Which Is Divided Into Two Building Complexes And Consists Of Six Individual Buildings, Contains A Total Of 138 Apartments And 6 Commercial Units. The 5 Or 7-Story Prefabricated Buildings Of The Wbs 70 Type Made Of Prefabricated Concrete Parts And Modules With Partly Differently Colored Exposed Concrete Facades And Partial Ceramic Tiles Were Built In 1985 - 86. The Residential Buildings Are Located In The Spandauer Vorstadt Ensemble Protection Area. The Properties Are Characterized By Regular Structural Maintenance, But Without Thorough Modernization Or Repairs. However, All Buildings Have Already Been Renovated. Some Of The Entrance Areas Have Been Modernized And Changed Over The Years. Mailbox Systems And Bell Systems Were Renewed. Some Of The Apartment Entrance Doors Have Been Replaced. The Ground Floor Of Torstrasse 204 - 210 And Tucholskystrasse 51 Form Various Commercial Units. Some Of The Windows, Shop Windows And Access Doors To The Commercial Units Are In Need Of Replacement. Different Advertising Systems And Canopy Constructions Of The Operators Must Be Taken Into Account. The Windows At Torstrasse 204 - 210 And Tucholskystrasse 51, From The 1St Floor To The 7Th Floor, Have Already Been Replaced. The Windows At Tucholskystrasse 49 And The Windows On The Basement Floors Of All Buildings Are Still In Construction Condition. A Replacement Of The Roof Windows In The Pitched Roof Is Planned. Both Building Complexes Have A Berlin Roof, With A Steep Roof Area Facing The Street. In Torstrasse 204 - 210 There Are Dormers In The Roof Area And Stairwells Leading Up To The Attic. The Steep Roof Area Is Covered With Concrete Roof Tiles. A Trough For Internal Drainage Is Designed In The Flat Roof Area. Tucholskystrasse 51 Has Loggias On The Street Side With Glazed Parapets Up To The Attic. Tucholskystrasse 49 And Torstrasse 204 - 210 Have Balconies On The Courtyard Side From The 1St To 7Th Floors With Prefabricated Concrete Balustrades Angled On Both Sides; The Side Walls Are Partially Provided With Wind Protection Glazing To Improve The Lighting Of The Balconies. Access To The Inner Courtyard Area Is Via A Driveway At Tucholskystraße 49 And Via A Driveway At Linienstr. 119 A-C. The Apartments Are Fully Rented, I.E. The Construction Work Is Being Carried Out While The Property Is Inhabited. Based On The Structural Condition Of The Buildings, An Energy-Saving Renovation Is Planned. However, The Design Typical Of The Time Should Be Retained. The Following Is Planned For This: Renewal Of Canopies And Roofs Including Roofing, Built-In Parts And Sheet Metal Work. Cleaning, Renovation And, If Necessary, Painting Of The Facades Including Loggias And Balconies, Although There Is No External Insulation. Renewal Of Original Windows. Renovation Of Stairwells Incl.
