Work Detail
For The Technical And Functional Maintenance Of The Terminal North And South Offices In The Hague Until 2030, Various Activities Must Be Carried Out, Which Can Be Divided Into The Following Components: - Adjustment Of Mechanical Installations; - Adjustment Of Electrical, Fire Safety And Security Installations; - Installing Pv Panels; And - Carrying Out Construction Work. This Concerns Two Office Buildings (Terminal North And Terminal South) Which Are Located At The Addresses Schedeldoekshaven 101 And 131. The Buildings Are Physically Connected And Function As One Building. The Year Of Construction Is 1980 And Covers Approximately 23,000 M2 Gfa And Has An Energy Label A+. The Work Must Be Carried Out While The Users (Min. Buza And Vws/Szw) Remain In The Office. 3 Cooling Machines Of The Climate Installation Need To Be Replaced, The 4 Air Handling Units (Ahus) Need To Undergo Major Maintenance, The Central Controllers Of The Building Management System (Bms) Need To Be Renewed (Including Optimization Of The Control Strategy And Set Points), The Replacement Of Part Of The Adjustments On The Floors, And The Rebalancing And Adjustment Of The Ventilation, Central Heating (Central Heating) And Chilled Water (Gkw) System. The Disabled (Miva) Toilets Need To Be Upgraded With Alarm Cords, Hot Water, Mirror And Automatic Doors. In The Main Equipment Room (Mer) And Satellite Equipment Room (Ser) Rooms, Fire Detectors Must Be Installed, The Cylinder Lock Must Be Removed, A Card Reader Must Be Installed, It Must Be Expanded With Several 16A Groups And Provided With A Redundant Power Supply, Making Flooding Signals And Checking The Correct Functioning Of The Air Conditioning Units. The Existing Conventional Lighting Of The Electrical Installation Must Be Converted To Led Lighting, The Light Circuits Must Be Adjusted, The Main Distribution Box Must Be Prepared For The Connection Of Charging Stations, The Sub-Distribution Boxes For The Wtb Installations Must Be Renewed, The Miva Toilets Must Receive Additional Power Supplies. And A Nen 3140 Inspection Must Take Place. Within The Camera Observation System, 1 Camera Needs To Be Moved Due To: New Turnstile And 1 Adjustment Due To Glare From Fixture. A Program Of Requirements (Pve) For The Fire Alarm System (Bmi) & Evacuation Alarm System (Oai) Must Be Drawn Up. In Addition, Fire-Resistant Penetrations Must Be Repaired And Mirrored Wire Glass In Fire Partitions Must Be Replaced. Pv Panels Must Be Installed On Almost All Roofs, And The Underlying Roof Covering Must Be Replaced Preventively. Emergency Flashers Must Be Installed In The Eaves. Immediately After The Main Entrance To The Office, The Passage Capacity Must Be Doubled By Moving The Existing Pedestrian Door And Turnstile And Installing An Additional Turnstile. Hardwood Ceilings Must Be Replaced By New Acoustic Ceilings, And Incorrectly Installed Or Missing Pressure Baffles Must Be (Correctly) Installed. There Is Flooding In The Basement Car Park, Which Must Be Remedied By Injecting, Sealing Penetrations, Replacing Expansion Joints And Using Larger Gutters. The Entire Floor Of The Parking Deck Must Be Cleaned. The Ramp Heating At The Entrance To The Parking Basement Needs To Be Completely Replaced. At Access To The Parking Basement, The Existing Access Control System (Tcs) Must Be Expanded With A Parking Counting System. The Function Of The Pass Readers At The Barrier And The Function Of The Barrier Itself Must Be Restored And The Existing Full Sign Must Be Linked To The System. The Frames In The Parking Basement Must Be Freed From Corrosion And All Exterior Doors And Their Hinges And Locks Must Be Inspected And Adjusted If Necessary. Various Cleaning And Painting Work Must Be Carried Out On Outdoor Concrete Columns, The Aluminum Parts Of The Facade And Fencing And Balustrades. In Addition, Various Missing Glazing Beads And Cover Strips Of The Aluminum Facade Need To Be Installed. Loose Or Missing Steel Bars Around Roof Installations Should Be Examined And Repaired.
