Houses Construction Work – Construction Services Including Preparatory Planning Services For The Turnkey New Construction Of An Apartment Building In 04135 Leipzig, Ludwig-Erhard-Straße 7. Initial Situation: The Federal Real Estate Agency (Bima) Is The Owner Of The Property In Leipzig, Ludwig-Erhard-Straße 7 (Reudnitz District, Parcel 15/1). It Is Intended To Build An Apartment Building With 17 Residential Units And An Underground Car Park On The Property. The Property Is Currently Undeveloped And Unused. A Building Application For The Planned Housing Project Was Submitted To The City Of Leipzig On December 19, 2023, Which Was Approved By The Office For Building Regulations And Monument Preservation With The Building Permit Dated June 5, 2024. The Building Project Is Expected To Provide Future-Oriented Living Quality, Which Should Be Implemented By Observing The Criteria Of Accessibility, Living Safety, Community, Appropriate Technical Equipment, Sustainable Construction, Energy Concept And E-Mobility. The Building Is A Purely New Building With Underground Parking And Communal Areas In The Outdoor Area. Due To The Limited Space, Access To The Underground Car Park Is Achieved Using A Car Elevator. The Waiting Area In Front Of The Elevator Will Be Designed In Such A Way That The Traffic Flow On Ludwig-Erhard-Str. And The Adjacent Cycle Path Are Not Obstructed By Waiting Cars. The Basement Is Used Exclusively For Parking And Building Services Connections. The Tenants Cellars And The Electrical Connection Room Are Located On The Ground Floor. On The Upper Floors 1-5 There Are 3 Apartments Per Floor. There Are 2 Apartments On The 6Th Floor, The Staggered Floor. A Play Area With Appropriate Play Equipment Is Planned In The Garden As Well As The Planting Of 2 Large Trees. The Bicycle And Garbage Shed Is Located In The Courtyard Area, Which Is Under The Underground Car Park. The Coach House Will Have A Green Roof To Retain Rainwater And A Trench Will Be Installed In The Area Under The Playing Area. The Apartment Building Including Outdoor Facilities Should Be Planned And Built On The Basis Of A Functional Service Description (Assembly 8). The Project Is Scheduled To Be Completed By Around The End Of 2026 And Handed Over To The Bima On A Turnkey Basis. The Planning And Construction Services Still Required For Completion Are To Be Bundled And Awarded To A Cumulative Service Provider Via This Award Procedure. The Aim Is A Turnkey Handover To The Client. Scope Of Services: The Subject Of This Tender Is Construction Services Including Preparatory Planning Services From Lph 5 Hoai. The Scope Of Services Therefore Covers All Planning And Construction Services That Are Necessary To Achieve The Success Of The Work Or To Completely Produce A Functional And Usable Building That Complies With Current Public Law Regulations And The Generally Recognized Rules Of Technology.
