The buildings use has evolved over time and is no longer 100% fit for purpose and these improvements will extend the useability of the Block into the future. There may be a requirement for phasing and/or staged handover of the project, this will be discussed at the mandatory site visit. Asbestos has been identified in the building and a Management Survey was carried out in 2020 by BluBeez Environmental. Asbestos removal is to be included in the works to the MOE guidelines and standards. Project consultants are: o Project Manager: WSP Roger Allsopp o Lead Designer: Bishops Aaron Thomsen 2.2 Required solution (method and approach) a) The Contract Works required are: 3 separate stages of building alterations and upgrades to make Block G more functional and more connected to adjacent buildings and the Sports fields. Overview: Demolition of selected walls and construction of some new walls to change the layout of the building. Installation of several ranch sliders to improve indoor/outdoor flow. Building covered decks for Outdoor learning opportunities with stairs/seating on the outlook to the sports fields. Relocation of services where required to suit. Nature of the Works is: (to be read in conjunction with draft drawings attached): Removal of Asbestos present as per the Asbestos Management Survey Report conducted in 2020 by BluBeez Environmental. Stage 1 Rooms 8 and 9: -Replacement of existing windows with stacker doors. - Construction of deck with stairs and roof over between rooms 8 and 9 and to the east of room 9. - Replacement of floor coverings Stage 2 - Room 10: -Replacement of corner windows with stacker door and sliding window. - Construction of deck with stairs and roof over to the east and south of room 10. - Replacement of floor coverings Stage 3 Room 11 and Music room: - Replacement of existing window with stacker door. - Replacement of floor coverings - Installation of new Heat pump to Room 11 - Remove wall to west end of room 11 to link it to the music room - Construct new wall between Room 11 and music room to re-apportion space between the 2 areas. - Relocate existing sink and re-connect to existing services. - Replace floor coverings Tender Link : https://www.gets.govt.nz/MEDUR/ExternalTenderDetails.htm?id=29947434
