Canteen Services - Preparation Of The Unfinished Basement In The Town Hall (Former Ratskeller) For The Operation Of A Restaurant With Canteen And Operation Of The Catering/Canteen, Rathausplatz 1, 26382 Wilhelmshaven. The City Of Wilhelmshaven Offers Rooms In The Town Hall, In The Former Ratskeller Including Additional Rooms, For The Operation Of A High-Quality, Gastronomic Establishment. The Total Usable Area Is Approx. 496 M². The Ratskeller Is Located Directly In The “Burg Am Meer”, As The Architect Fritz Höger Called His Building When It Was Handed Over On October 11, 1929. The Premises Were Used For Catering Until 2014. The Aim Is To Start The Catering Business Again As An Inclusion Business, With An Expansion Of The Offering. The Plan Is To Offer An All-Day, Coordinated Offer Of Canteen Catering, Breakfast And Lunch, Especially For City Employees (Separate Social Area), As Well As Restaurant Operation In The Afternoon And Evening, Also For External Guests. The Former Ratskeller Is In A Shell State And The Windows Have Already Been Replaced. Further Necessary Renovation Measures Concern The Renewal Of The Refrigeration, Ventilation, Kitchen And Heating Technology. Furthermore, Cooling Cells, Electrical And Lighting Systems Must Be Prepared. The Security Technology Required For The Catering Business Must Also Be Installed. Final Interior Work On The Premises Is Part Of The Upcoming Renovation Work. Future Usage Approaches The Premises Will Be Leased In Their Current Condition, In The Shell. The Renovation And Renovation Work Is The Responsibility Of The Lessee And Must Be Coordinated With The Lessor In Advance. The Lessee Alone Has To Bear The Costs Incurred For This. There Are No Claims For Reimbursement Of Costs From The City. Statutory Claims For Compensation Are Excluded (Particularly According To Section 951 Of The German Civil Code). Subsidies For The Necessary Renovation And Renovation Work Will Not Be Granted. The Commissioning And Implementation Of The Above-Mentioned Structural Measures Must Be Carried Out In Accordance With The Regulations Of The Vob In The Currently Valid Version. The City Of Wilhelmshaven Reserves The Right To Request Relevant Documents For Examination. Lease Conditions The First 120 Months Are Lease-Free, After That The Monthly Rent Is €1,500.00 Net Plus A Percentage Share Of Sales (See §4 In The Attached Sample Lease Agreement). Lease Period A Contract Period Of 15 Years Is Offered. An Extension Of The Contract For A Further 5 Years Is Offered As An Option. There Is A One-Time Extension Option For The Lease For A Further 5 Years. The Lease Agreement Can Be Extended Unilaterally By The Lessor Up To One Month Before The End Of The Contract Term Of 10 Years (See §3 In The Attached Sample Lease Agreement). Note The Lease Offer Must Be Submitted In The Offer Phase Together With A Meaningful Usage Concept.
