Building Construction Work – Münster Location Development - New Administration Building For The North Rhine-Westphalia Accident Insurance Fund. The Client Intends To Provide The Services For Planning, Demolition And The Turnkey And Operational Construction Of The New Administration Building Of The North Rhine-Westphalia Accident Insurance Fund In Münster (Salzmannstrasse 156/158, Münster) As Well As The Operation And Maintenance/Repair Services Of The Administration Building For An Expected Period Of 25 Years A Public-Private Partnership (Ppp). The Administration Building And The Outdoor Facilities Must Be Planned And Constructed By The Contractor In Accordance With The Specifications Of The Functional Specifications For Construction (Lb Bau). The Dgnb Gold Standard Is Expected To Be Achieved As Well As The Egb 40 Standard And The Property Is To Be Used In An Efficient Manner. The Clients Goal Is A Modern Administration Building That Not Only Meets The Highest Standards Of Accessibility, Etc. As Part Of The Clients Role Model Function, But Also Enables A Modern Working World. Advance Payments Are Planned At Agreed Milestones (During The Construction Period). The Building And The Outdoor Facilities Must Be Kept In Operation And Operated In Accordance With The Specifications Of The Functional Service Description For A Period Of 25 Years From The Time Of Handover Without Defects. The Contractor Is To Take Over The Demolition Of The Existing Building At Salzmannstrasse 156 As Well As The Planning, Construction And Operation Of The New Building. Parts Of The Existing Building At Salzmannstrasse 156/158 Are To Be Used As An Interim Solution For The Clients Employees During The Construction Phase, With The Details (E.G. Operational Services For The Interim) Being The Subject Of The Negotiation Process. Planning And Construction Costs Are Borne From The Clients Own Resources. The Client Is Currently Assuming A Construction Volume Of The Building With Around 4,400 M² Of Usable Space And A Resulting Gross Floor Area Of Around 6,800 M². In Total, The Building Will Be Designed For 220 Workplaces. The Structural Measures To Enable The Client To Begin Using The New Administration Building Are Expected To Be Completed By The 4Th Quarter Of 2027. The Contract Period To Be Provided By The Contractor As A Ppp Partner Consists Of The Planning And Construction Phase As Well As The Operational Phase. The Planning And Construction Phase Begins With The Award Of The Contract. The 25-Year Operating Phase Begins With The Acceptance Of The Building. In Particular, The Client Reserves The Right To Specify, Change, Supplement Or Reduce The Above Requirements In The Course Of The Negotiation Process.
