1. The Subject Of The Order Is Ongoing Technical Service Consisting Of Service And Maintenance Activities As Well As Inspections Of Devices And Installations Installed In The Building Of The Pge Turów Arena Entertainment And Sports Hall Located At Ul. Lubańska 9A In Zgorzelec.2. The Scope Of Activities Includes In Particular The Operation And Maintenance Of: The Internet Network, Air Conditioning, Power Generator, Hall Lighting With Its Systematic Replenishment, Battery Rooms, Boiler Room, Trafo Station, Hydrophore Station, Kd Access Control System And Alarm System.3. In Order To Ensure The Proper Functioning Of The Facility, The Contractor Is Obliged To Perform Systematic Inspections, At Least Once A Month, Of All Elements Of The Equipment And Installations Referred To In Section 1 Of This Chapter, I.E.: Telecommunications Installations And Technical Installations, Which Include: Water And Sewage Installations, Boiler Room Equipment, Hydrophore Plant, Ventilation And Air-Conditioning Installations, And Electrical And Power Installations, As Well As Devices Listed In The Monthly Report On The Implementation Of Current Technical Maintenance, Periodic Inspections And Maintenance Of Devices And Installations”, Constituting Annex No. 3 To The Draft Contract. 4. As Part Of The Ongoing Technical Service Consisting In Service And Maintenance Activities As Well As Inspections Of Devices And Installations, The Contractors Obligations Include: 1) In The Field Of Ventilation And Air-Conditioning Installations: A) Conducting Current Service Activities Consisting In The Ongoing Operation And Maintenance Of Ventilation Installations Through, Among Others: Incl. Replacing Used Filters With New Ones In Ventilation Units, B) Conducting Ongoing Service Activities Consisting In The Ongoing Operation And Maintenance Of The Air Conditioning Installation By, Among Others, Replacing Used Filters With New Ones In Air Conditioning Units, Checking The Dirtiness Of The Exchanger, C) Carrying Out Periodic Inspections Of Devices (Humidifiers, Fans, Heaters, Flow Regulators) - In Accordance With The Manufacturers Recommendations, D) Carrying Out Periodic Servicing Activities Consisting Of: - Checking Whether The System Is Properly Vented, - Checking Whether The Pressure And Temperature In The Installation Are Appropriate, - Checking Whether The Installation Is Tight, - Checking The Condition Of The Electrical Installation Cables Of The Devices, - Cleaning The Filters And Settling Tanks, - Starting The Installation And Testing Its Cooling Parameters, - Checking Whether It Opens And Closing All Valves.2) In The Scope Of The Chilled Water Installation, Which Is Adapted For Automatic Operation - Checking And Regular Maintenance Of The Installation To Ensure Readiness For Operation By: A) Checking Whether The System Is Properly Vented, B) Checking Whether The Pressure/Level Water In The Installation Is Correct, C) Check Whether The Installation Is Tight, D) Clean The Filters And Settling Tanks, E) Start-Up The Installation, F) Check Whether There Are No Rooms In The Facility That Are Insufficiently Cooled And, If Necessary, Adjust The Flow In The Installation, G) Check Condition Of Thermal Insulation, H) Checking The Opening And Closing Of All Valves. 3) In The Field Of Electrical Installations: A) Carrying Out Periodic Inspections By: - Checking The Technical Condition Of Individual Elements Of The Power Supply Installations And Receiving Installations In The Hall Building, - Determining The Extent Of Wear Or Damage And Approximate Cost Of Their Current Repair, - Determining The Sequence Of Works Performed, - Reviewing The Maintenance Status Of Electrical Installations And Devices In The Hall Building, - Examining Covered And Inaccessible Elements And Parts, - Carrying Out Measurements; B) The Above Inspection Must Be Performed By A Person/S Having /E Qualifications In The Operation Of Electrical Installations And Devices With A Voltage Of Up To 1 Kv.4) In The Field Of Emergency Lighting: A) Carrying Out Activities Related To The Operation Of The Electrical Installation By: - Reporting Disruptions And Irregularities In The Operation Of The Electrical Installation, - Checking The Condition Of The External Equipment, Mainly Their Connections And Accessories, - Checking The Condition Of Receivers In Terms Of Correct Power Supply And Whether They Have Any Mechanical Damage), - Replacing And Checking The Efficiency Of Light Sources, - Checking The Condition Of Emergency Lighting Fixtures, - Starting And Stopping Devices, - Supervising Devices During Their Operation. Work, - Visual Inspection And Inspection Of Devices That Do Not Require Their Disassembly, - Cleaning Work In Rooms, - Observation And Checking The Operation Of Control And Autoregulation Devices For Anti-Icing Heating, Roof, Pipelines, - Checking The Noise Level And Vibration Of Light Sources, - Checking The Condition Of Loss Of Light Sources, - Checking The Implementation Of The Principles Of Rational Use Of Lighting, - Checking The Condition Of Information And Warning Signs And Markings, - Checking The Cleanliness Of Fixtures And Light Sources; B) Performing Installation Tests By: - Visual Inspection Of The Installation Condition, - Checking The Condition Of Screw Connections With A Torque Wrench, - Performing Resistance Measurements Insulation, - Testing The Continuity Of Protective Conductors;C) Additional Checking For Switchboards: - Power Automation Protection Systems, - Measurement And Movement Systems, - Control Systems, - Signaling Systems, D) The Activities Referred To In This Point Must Be Performed By A Person /Y Possessing An Appropriate Qualification Certificate In The Field Of Operation. 5) In Terms Of The Generator Set: A) Performing A Visual Inspection, Checking The Generator For Cleanliness And Removing Any Dirt, B) Performing A Visual Inspection, Checking The Regulator For Cleanliness And Removing Any Dirt, Checking The Voltage And Frequency Settings As Well As Their Stability, C ) Performing A Visual Inspection, Checking Whether All Connections Are Secure And Whether There Are Any Damaged Cables, D) Periodically Starting The Unit To Check The Actual Parameters Of The Entire Device. If Fuel Remains In The Generator Tanks For A Longer Period Of Time (More Than 6 Months), They Should Be Replaced.6) In The Field Of Low-Current Installations (Access Control System, Alarm System, Internet Network) - Periodic Inspection By: A) Checking The Technical Condition Of Individual Elements Of The Power Supply Installations And Receiving Installations In The Building, B) Determining The Extent Of Wear And Tear Or Damage And The Approximate Cost Of Their Current Repair, C) Determining The Sequence Of Works Performed, D) Reviewing The Maintenance Status Of Electrical Installations And Devices In The Hall Building, E) Testing Covered Elements And Parts Unavailable, F) Taking Measurements.7) In The Field Of Boiler Room Equipment - Performing Periodic Inspections By: A) Carrying Out Periodic Inspections Of Devices, B) Determining The Extent Of Wear Or Damage And The Approximate Cost Of Their Current Repair, C) Determining The Extent Of Wear Or Damage And The Approximate Cost Their Ongoing Repair, D) Determining The Sequence Of Works Performed, E) Taking Measurements. 8) In The Field Of Water And Sewage Installations, Hydrophore Plants - Performing Periodic Inspections By: A) Periodically Checking The Technical Condition Of The Installation, B) Reviewing The Maintenance Status Of The Installation, C) Determining The Sequence Of Works Performed, D) Testing Covered And Inaccessible Elements And Parts. 5. All Activities Specified In Section 4 Of This Paragraph Must Be Documented By The Contractor In The Monthly Report On The Implementation Of Current Technical Service, Periodic Inspections And Maintenance Of Devices And Installations, Constituting Annex No. 3 To The Draft Contract. 6. A Detailed Description And Scope Of The Subject Of The Order Is Included In The Draft Contract, Constituting Annex No. 5 To The Swz.
