1. The Subject Of The Order Is The Task Entitled: Construction Of A Cultural Center In The Warnice Commune, In The Design And Build Formula.2. The Investment Is Located On Plots No. 288/21, 489/1 And 476/3 Rev. Warnice, Commune Warnice.3. The Scope Of The Order Includes The Following: 1) Construction Of A Cultural Center In Warnice In The Design And Build Formula, Including: A) Stage I - Design Part: Scope Of Design Work: Development Of Complete Design Documentation, Construction And Executive Documentation Together With Obtaining Building Permit Decision. The Project Is To Be Consistent With The Applicable Legal Regulations, Recommendations Of The Functional And Utility Program, Description Of The Subject Of The Order, Draft Contract And This Tor With Annexes, Including: - Preparation Of A Construction Design - 3 Copies; - Preparation Of A Demolition Design - 3 Copies; - Preparation Of An Executive Design In All Industries - 3 Copies; - Preparation Of Bills Of Quantities - 3 Copies; - Temporary Traffic Organization Design, If Required - Approved 3 Copies; - Technical Specification For The Execution And Acceptance Of Works - 3 Copies; - Investors Cost Estimate - 3 Copies;- A Set Of Necessary Opinions, Arrangements And Checks Of Design Solutions With Relevant Institutions;- Designers Information For The Bioz Plan;- Excerpts From The Land Register With Current Addresses And A Cadastral Map;- Obtaining Approval Of The Project By The Ordering Party;- Obtaining On Behalf Of The Ordering Party All Necessary Consents Of Property Owners For The Location Of The Infrastructure Planned For Construction, Including The Right To Use The Property For Construction Purposes; - Obtaining On Behalf Of The Ordering Party All Necessary Consents, Administrative Decisions, Arrangements And All Documents Required By Applicable Law. The Ordering Party Informs That By May 13, 2024, It Will Submit An Application For Issuing A Public Purpose Decision For The Implementation Of The Investment In Question, The Planned Date Of Obtaining The Public Purpose Decision Is July 2024; - Carrying Out The Necessary Studies, The Need For Which Will Arise In The Course Of Design Work And Obtaining Approvals With The Owners Of The Network Located In The Right-Of-Way Of The Planned Roads And With The Relevant Authorities; - Obtaining A Construction And Demolition Permit Decision On Behalf Of The Ordering Party; - Transfer Of Copyright To The Documentation. After Preparation, The Entire Document Should Be Submitted To The Ordering Party In Paper And Electronic Versions (2 Copies On Cd/Dvd) - Pdf And Dwg. B) Stage Ii - Execution Of Construction Works: - Construction Of A Two-Story, Detached Building Covered With A Flat Roof. - Land Development Consisting In On The Construction Of Paths And Access To The Building, Location Of Parking Spaces, Placement Of An Underground Water Tank For Fire Protection Purposes. And External Lighting. Providing Water, Sewage And Energy Connections. Demolition Of The Existing Facility And Making A Layered Sand Bed In Place Of The Existing Basement, Dismantling The Existing Underground Installations Colliding With The Designed Facility And Concrete Slabs At The Existing Building, Carrying Out The Works:• Preparatory Works , Marking Out And Securing The Construction Site, • Surveying Works, • Dismantling The Existing Lighting In The Area That Interferes With The Designed Facility, • Earthworks, Removing Topsoil From Excavations For The Foundations Of The Building, • Backfilling The Hole After The Basement, In Layers With Simultaneous Hardening Of Each Layer, • Execution Foundation Works Of The Designed Building Related To The Construction Of Footings And Foundation Walls, Underfloor Installation And A Layer Of Lean Concrete• Construction Of The Building Structure Of External Walls, Ceiling And Roof Structure• Construction Of Internal Partition Walls• Installation Of Window And External Door Joinery• Execution Of Internal Installations (Electrical, Heating) , Water Supply And Sewage)• Execution Of External Installations For The Building And An Underground Water Tank For Fire Extinguishing, Min. 50M³• Installation Of Area Lighting• Plastering• Execution Of Floors• Execution Of Wall And Floor Cladding• Execution Of Roofing With Sheet Metal Works• Installation Of A System Of Photovoltaic Panels And An Air Heat Pump Performance Of Other Construction Works Covered By The Subject Of The Order Carrying Out The Required Tests And Examinations And Preparation Of Documents Related To Putting The Constructed Facility Into Use And Obtaining An Occupancy Permit, - Providing A Set Of Equipment, Markings, Instructions, Individual And Collective Protective Equipment In The Field Of Occupational Health And Safety And Fire Protection, Required By Detailed Regulations For The Proper Operation Of The Facility, - Conducting Training In The Operation Of Equipment On Facility, Preparation Of Instructions For Use And Maintenance Of Devices, Fees For External Supervision, Tests, Etc., Inventory And As-Built Documentation, Including Geodetic Documentation, Authors Supervision Of Designers Of All Industries.4. Before Preparing The Offer, The Contractor Is Recommended To Conduct A Local Inspection Of The Area Covered By The Order And Its Surroundings, And To Obtain, At His Own Responsibility And Risk, Any Additional Information That May Be Necessary To Prepare The Offer, Sign The Contract And Perform The Order. The Cost Of Inspecting The Construction Site Is Borne By The Contractor. 5. The Contractor Must Take Into Account The Situation That The Types Of Works And Quantities Described In The Functional And Utility Program Are Estimated Quantities And May Change After The Development Of The Design Documentation.6. The Values Of Functional And Utility Properties Expressed In M2, Meters May Be Increased Or Decreased By 10%. Detailed Solutions Increasing The Scope Of Works Are The Contractors Risk And Will Not Be Treated As Additional Works.7. Detailed Information Regarding The Subject Of The Order Can Be Found In The Draft Agreement, Functional And Utility Program, And Description Of The Subject Of The Order, Which Constitute Attachments To This Tor.
