1. The Subject Of The Order Is: A) Construction Of A Multi-Family Residential Building In Mieszków At Ul. Dworcowa (12 Apartments In Total) - Plot No. 304/12 Along With The Construction Of Accompanying Infrastructure, External Installations (Including Connections In Accordance With The Technical Conditions And Connection Design) And Internal Installations: Electrical, Telecommunications, Water And Sewage, Drainage, Photovoltaic Installation, Heating Using An Air Heat Pump, Landscaping (Including Hardening The Area - Sidewalks, Sowing Grass, Planting Plants). The Task Also Includes The Demolition Of The Existing Shell Building. B) Construction Of Two Multi-Family Residential Buildings In Roszków (40 Apartments In Total) - Plot No. 83/5 Along With The Construction Of Accompanying Infrastructure, External Installations (Including Connections In Accordance With The Technical Conditions And Connection Design) And Internal Installations: Electrical, Telecommunications, Water Sewerage, Drainage, Photovoltaic Installation, Heating Using An Air Heat Pump, Landscaping (Including Hardening The Area - Sidewalks, Parking Lots, Sowing Grass, Planting Plants). Two-Story Buildings, No Basement, Covered With A Flat Roof. In Each Building, Residential Premises With An Area Of 55.75 M2 Were Designed, Including: A Vestibule, A Bathroom, A Corridor, A Living Room With A Kitchenette And Two Bedrooms. Separate, Independent Entrances Have Been Designed For Individual Residential Premises, Located Outside The Building, In A Covered, Undeveloped Traffic Area (Stairs, Communication Bridges) Intended For Four Residential Premises On Two Floors In Total. A Technical Room Was Designed In The Traffic Area On The Ground Floor. Buildings Equipped With Heating Using Air Heat Pumps And A Photovoltaic Installation. All Apartments Are Turnkey Finished (Walls Painted White Or Tiled Depending On The Rooms, Floors Lined With Floor Panels/Tiles, Bathroom Equipped With A Shower Cabin, Toilet, Washbasin, Kitchenette Equipped With A Cabinet With A Sink, 4-Burner Electric Stove With An Oven, Lighting With A Socket, Installed Electrical Sockets/Switches, Ladder Radiators In The Bathrooms), Underfloor Heating (Measured With A Heat Meter). Details Of Construction, Architecture, Installation, Connections, Finishing, Equipment Of Buildings And Apartments, Land Development Specified In The Design Documentation Constituting Annex No. 12 To The Swz. Number Of Floors – 2 Building Area – 448.71 M² Usable Area: - Residential Area – 669.00 M² – Technical Area – 21.42 M² – Communication – 38.97 M² – Number Of Premises Residential – 12- Cubature – 2926.23 M². Roszków Length Of Building A / B – 61.60 M / 92.08 M Width Of Buildings A / B – 11.31 M Height Of The Upper Edge Of The Facade. Front Building - 6.54 M2, Flat Roof With An Angle Of Inclination Of 20. Number Of Storeys - 2 Building Area Of Building A / B - 595.85 M² / 890.12 M2 Usable Area: - Residential Area Of Building A / B -892.00 M² / 1338, 00 M2 - Technical Area Of Building A / B - 28.56 M² / 42.84 M2 - Circulation Of Building A / B - 51.96 M² / 77.94 M2 - Number Of Residential Units In Building A / B - 16 / 24 - Building Volume A / B - 3772.69 M² / 5635.70 M3 Details Of Architectural, Structural And Installation Solutions And Other Elements Are Included In The Design Documentation Constituting Annex No. 11 To The Swz. After Signing The Contract, The Contractor Is Obliged To Comply With The Work Implementation Schedule Divided Into Material Scope. And Financial. The Contractor Will Provide A Basic Guarantee And Warranty For The Works Performed For The Period Indicated In The Offer, But Not Less Than 60 Months - 5 Years. An Additional Warranty Is One Of The Criteria For Evaluating Offers For The Order, Therefore The Contractor May Declare An Additional Warranty In The Offer For A Maximum Of 24 Months - 2 Years. The Contractor Selected As A Result Of This Procedure Is Considered To Be The Waste Producer - Within The Meaning Of The Law. The Ordering Party Informs That The Contractor May Indicate An Alternative Heating Source In The Event Of A Failure Of The Main Heating Source (Heat Pump) To Ensure Continuity Of Heat Supply To The Residential Premises (One Of The Criteria Offer Evaluation). If The Contractor Provides An Alternative Heating Source, The Contractor Is Obliged To Include The Proposed Technological Solution And Related Costs In The Submitted Offer. Payment Deadline For Correctly Issued Invoices: Up To 30 Days From The Date Of Their Submission To The Ordering Party. To The Ordering Party By The Contractor And Accepted By The Bank (Verification Of Compliance Of The Construction Works Carried Out With Respect To The Material And Financial Schedule). The Ordering Party Agrees To Issue Partial Invoices Every 2 Months In The Case Of The Construction Of A Multi-Family Residential Building In Mieszków And Every 3 Months In The Case Of The Construction Of Two Multi-Family Residential Buildings In Roszków After Completion Of Works According To The Material And Financial Schedule Confirmed By A Partial Acceptance Report. The Last Tranche Will Be Paid After Obtaining The Final Decision On The Occupancy Permit And Fault-Free Acceptance. As Part Of The Implementation Of The Subject Of The Order, The Contractor Is Obliged To: A) Prepare, At His Own Expense, The Construction Site, Landfills, Warehouses, Social Rooms For Employees And Secure The Construction Site During Duration, B) Covering All Costs And Fees Necessary To Perform The Subject Of The Contract, In Particular For Electricity, Water, Heating, Telecommunications Services, C) Organization And Maintenance Of The Technical Construction Base And Construction Supervision, D) Construction Insurance - The Contractor Is Obliged To Conclude And Having, From The Date Of Entry Into Force Of The Agreement Until The Date Of Completion Of The Investment, A Current Insurance Contract For The Investment Against All Risks Related To Its Implementation, In Particular Construction And Assembly Risks (Car/Ear), The Sum Insured For One Or All Events Cannot Be Lower Than The Total Value Of The Investment Being Implemented. E) Taking Over The Site And Construction Site, F) Keeping A Construction Log, G) Handling All Waste, H) Participating In Meetings Convened By The Ordering Party, I) Submitting Factual Reports - Monthly Or According To The Needs Of The Ordering Party ,J) Informing The Ordering Party About Problems Or Circumstances That May Affect The Quality Of The Works Or Delays In The Completion Date Of This Contract, K) Obtaining An Update Of All Arrangements And Obtaining The Necessary Decisions To Carry Out The Works, L) Full Service Of Supplies Of Materials, Equipment, Etc. For The Execution Of The Subject Of The Order ,M) Obtaining A Decision To Enter The Road (If Necessary),N) Covering Fees For Occupying The Road And Other Difficulties During The Implementation Of The Task, Including: Temporary Marking Projects And Road Traffic Organization,O) Area Drainage Construction,P) In The Event Of A Collision, Cooperate With Network Users To Remove The Collision,Q) Restoration Of Destroyed Or Damaged Assets Located On The Construction Site To Their Original Condition,R) Reconstruction Of Infrastructure Elements,S) Restoration Of The Surface,T) Clean-Up Construction Site And Handing It Over To The Ordering Party Within The Time Of Acceptance Of The Works,U) Full Geodetic Service Of The Task (Including: Marking Out Work Benchmarks, As-Built Inventory, Geotechnical Tests),V) Close Cooperation With The Ordering Party,W) Providing Acceptance Documentation,X) Preparation As-Built Design Documentation And Architectural And Construction Inventory Of Residential Premises, Y) Preparation Of As-Built Energy Performance Of Buildings, Z) Obtaining A Valid Occupancy Permit Decision. The Ordering Party Reserves That This Procedure Or The Contract Concluded On The Basis Of This Procedure May Be Invalidated (And The Contract Terminated) In In The Event Of Failure To Ensure Sources Of Financing For The Investment By Not Granting External Funds (Or Withholding The Payment If The Funds Were Paid In Tranches). Investment Financing From The Social Rental Housing Program Of Bank Gospodarstwa Krajowego, Support From The Bgk Subsidies Fund, Renewable Energy Grant, Support From The Government Housing Development Fund.4. The Purchaser Does Not Allow Partial Submissions. 5. The Ordering Party Does Not Envisage Dividing The Order Into Parts. Taking Into Account The Nature Of The Subject Of The Contract, It Should Be Stated That It Is Indivisible. Dividing The Order Into Parts Would Result In Increased Costs, Implementation Difficulties And The Risk Of Delays, And Would Also Be Artificial And Pointless. 6. The Ordering Party Does Not Allow The Submission Of Variant Offers Or Offers In The Form Of Electronic Catalogues.7. The Ordering Party Does Not Envisage Awarding Contracts Referred To In Art. 214 Section 1 Point 7.
