Architectural And Related Services – Conversion And Renovation Of A Property At Marktplatz 4 In Bad Neualbenreuth - Architect. The Core Of The Town, As The Seat Of A Former Administration Carried Out Alternately By The Waldsassen Monastery And The City Of Eger, Extends South And East Around The Churchyard With Its High Retaining Wall. The Overall Rectangular Market Square, With Many Tiers On The Individual House Fronts, Is Framed By Half-Timbered And Solid Buildings, Some Of Which Date From The 18Th Century. On The Northern Half Of The Square, Arched Entrances Lead Into Four-Sided Courtyards. To The West Of The Church There Are Small Farms On The Hillside And The Former Schoolhouse (Waldsassener Straße). To The East Of The Square, The Development Was Expanded Into Two-Story Eaves Side Rows And In The Outside Area, Stately Three- And Four-Sided Courtyards Spread Out In The Wind-Protected Valley Valleys (Turmstrasse, Quergraben), Preferably On The Sunny Side. As A Result Of The Initial Loose Arrangement And The Spaciousness, A Newer Development Was Built In The Gaps, Which Now Obscures The Original Settlement Idea. The Peculiarity Of The Towns Structural Design Is Due To Its Location On The Border. The Exchange Can Still Be Seen Today In A Number Of Half-Timbered Buildings Of The Egerland Style That Are Unique In The Upper Palatinate Area And A Magnificent Church Tower In The Bohemian Baroque Style That Towers Over The Ensemble. File Number: E-7-77-142-1 (Extract From The Bavarian List Of Monuments) Description Of The Urban Development Situation And The Inventory The Property At Marktplatz 4 In Bad Neualbenreuth Is An Empty, Former Small Farm With A Residential Building And Outbuildings (Barn And Coach House) In The Creation Of A 3-Sided Building Form With Closure On The East Side By The Adjacent Neighboring Properties. It Is Located On The North-Eastern Side Of The Ensemble In The Central Area Of The Historic Market Square And, Together With The Marktplatz 2 Property, Forms The Urban Development End Of The Market Square And Is Under Ensemble Protection. The Ensemble Consists Of The 2-Story Residential Building Facing The Market Square And The Angled Extension Facing Turmstrasse As A Solid Masonry Building With A Plastered Facade, A Gable Roof With Worn Interlocking Tile Covering. The Adjoining Outbuildings Are Designed As A Masonry/Wooden Construction With Floor And Cover Formwork And Brick Or Corrugated Territe Covering. In The South-Eastern Outbuilding There Is A Historic Vaulted Cellar With A Barrel Vault, Which Is Accessible Via A Floor Hatch. The Existing Floor Ceilings Form Wooden Beam Ceilings With False Floors And Plaster On Reed Mats. The Ceiling In The Angled Extension To The House Is A So-Called “Prussian Cap Ceiling” With A Plastered Underside. The Floor Coverings Consist Of Floorboards On Wooden Floors, Partly Covered With Linoleum Coverings. The Windows Are Modern Wooden Composite Windows With Single-Pane Glazing. The Interior Walls Are Plastered, Painted And Partially Covered With Wallpaper. At The Stairs To The Ob
