Flats Construction Work – General Contractor Services Project: Alfred-Kowalke-Straße -Alf-. Description Of The Procurement: Howoge Wohnungsbaugesellschaft Mbh Is One Of The Six Municipal Housing Companies In The State Of Berlin. The Core Element Of The Corporate Strategy Is The Social Mission. Because A Housing Association Is Not Only Responsible For Its Tenants, But Also For The Entire City. With Its Own Housing Stock Of Around 75,650 Apartments, The Company Is One Of The Largest Landlords In Germany. Howoge Wants To Expand Its Housing Portfolio To Around 100,000 Apartments In The Medium To Long Term, Particularly Through New Construction. The Services To Be Awarded Relate To The Entire Planning In All Affected Service Profiles (From Lp1) Including All Expert And Expert Services And The Obtaining Of All Necessary Approvals As Well As The Turnkey And Ready-To-Move-In Construction Of The Construction Project, The Commissioning, The Expert Approvals And The Obtaining Of The Building Regulations Acceptance. The General Conditions For Applying For Funding And Billing Must Be Observed. Special Features Of The Project: The Area Of The Building Plot Is 1,087 Square Meters. An Above-Ground Construction Volume Of At Least 2,750 M² Gfa Is To Be Realized; The Aim Is To Have At Least 63 Residential Units (That Corresponds To 78 Living Spaces) With A Total Of At Least 2,000 M² Of Rental Space Including Two Commercial Units (Cafe/Co-Working Space And Laundry Center) On The Ground Floor To Accomplish. In Addition To Quality And Cost-Effectiveness, Howoge Attaches Great Importance To The Sustainability Of Its Projects. A High Proportion Of Wood Is Therefore Sought For Alfred-Kowalke-Straße. The Building Construction Should In Particular Meet The Requirements Of Rapid And Economical Realizability, The Detachability Of The Structures From Each Other (Especially The Primary Structure And The Facade) And The Sustainable Materials. Prefabricated Construction Methods Or Components In Elemental Or Modular Timber System Construction Must Be Used And Planned Within An Economical Investment Framework. The New Building Is To Be Built In Accordance With The Geg 40 Eh Standard. For Financing, Kfn Funding (Kfn Eh40 Standard) Should Be Examined. For Further Information, Please Refer To The Project Data Sheet Included With The Applicant Package. As Part Of The Award Procedure, The Bidders, Among Other Things, To Create An Architectural Project Study That Will Be Assessed By A Jury In Terms Of Its Quality. The Jurys Evaluation Decision Will Be Taken Into Account In The Award Decision. Howoge Grants An Expense Allowance Of Eur 5,000.00 Including Vat For The Preparation Of The Project Study. There Is A Cost Cap Of €3,500/M² Of Living Space (Gross) For The Construction Project And The Services To Be Awarded (Kg 200-700), Which Must Be Strictly Adhered To.
