Flats Construction Work – General Contractor Services As Part Of A Lang Gü Model. The Services To Be Awarded Relate To The Turnkey Construction Of The Construction Project By A General Contractor (Hereinafter An Or Gü) As Part Of A “Long Gü Model” Based On The Preliminary Planning (Lp2) And Construction Templates Prepared By The Client. Greater Emphasis Is Placed On A High Proportion Of Prefabrication Through Serial Or Modular Construction, Preferably Made Of Wood. The Construction Project Is Located In The Area Of The Howoge Existing Buildings Between Ilsestraße 18-80, Marksburgstraße 7-17 And Lisztstraße 1-5. The Existing Development Is Characterized By A Homogeneous Four- And Five-Story Row Development, Some With And Without A Gable Roof. The Position Of The Existing Buildings In Relation To Each Other Creates Three Large Sub-Areas Within The District, Which Can Be Referred To As Block Interiors. Depending On Their Position, The Existing Buildings Spread Across The Entire Construction Site Will Be Accessed From The Street Or Via The Internal Path Network. The Overall Design Envisages 11 Buildings (5-6 Floors) With A Total Of 237 Apartments. Building Permits From 2023 Already Exist For 10 Of The 11 Buildings. The Building Permit For The 11Th House (House 10) Is Expected In April 2024. The Existing Building Permits Must Be Taken Into Account In Further Planning. Depending On The Construction/Conditions Of The Offer, A Tecture May Need To Be Submitted. The Service To Be Awarded Includes 10 Of The 11 Buildings With A Rental Area Of Approx. 14,500 M². The Construction Of The Eleventh Building With A Rental Area Of Approx. 1,300 M² Is Optionally Requested. The Planned Floor Size Of The New Buildings Is Usually A Maximum Of Five Floors, The Only Exception Being House 10 With Six Floors In The Center Of The Property. In Order To Enable Serial Construction, Only 5 Building Types Are Planned. The Block Interior Is Complemented By An Ensemble Of Three Residential Buildings. These New Residential Buildings Are Accessed Via A Shared Residential Courtyard And Are Connected To The Existing Network Of Paths. The Residential Courtyard Takes On The Function Of A Neighborhood Meeting Place. The Heat Supply For The Entire Area Is Provided Via A Connection To A Planned Wastewater Heat Exchanger On Marksburgstrasse. The Supply Network For The New Buildings As Well As The Local Heating Network For The New And Existing Buildings Are Created By The Gü. For The Construction Project And The Services To Be Awarded (Kg 200-700), A Cost Cap Of €3,700/M² Of Living Space (Gross) Is Specified, I.E. A Total Of €53,650,000 (Gross) For A Rental Area Of Approx. 14,500 M², Which Must Be Strictly Adhered To. Including The Option - Increasing The Rental Area By Approx. 1,300 M² - The Cost Cap Totals €58,460,000 (Gross). This Cost Cap Was Determined Based On A Defined Investment Budget. This Investment Budget Represents The Maximum Financial Resources Available For Commissioning The Güs And Thus The Maximum Permissible Remuneration That Is To Be Paid For
