Work Detail
Industrial Property Services – Facility Management Services For The Hpa Headquarters. The Building At Am Strandkai 1 In 20457 Hamburg Was Acquired By The Hpa In December 2023 In Order To Use It As A New Corporate Headquarters In The Future. The Takeover And Preparation Of The Building For The Purposes Of The Hpa Will Be Carried Out In Several Phases. For The Period From June 2024 Until The Start Of Use By The Hpa, The Entire Facility Management Service, Which Is Defined In More Detail Below, Will Be Awarded To An Efficient Company. The Advertised Services Refer To The Remaining Duration Of The Current Use By The Main Tenant, To The Construction Phase And To The Time When The Hpa Begins Use. The Fm Services Will Be Reassigned For The Subsequent Period Of Use Of The Building As An Administration Building By The Hpa In Regular Operations. The Advertised Service Does Not Only Refer To The Building, But Also Covers The Entire Property, Including All Open Spaces And Outdoor Facilities, Which Are Generally Accessible To The Public. Furthermore, The Obligations Of The Hpa As The Property Owner With Regard To Adjacent Public Paths That Do Not Belong To The Property Should Also Be Assumed. Parts Of The Building And The Entire Property Will Continue To Be Used Throughout The Entire Term Of The Contract. These Include, For Example, Parts Of The Underground Car Park, Office Rental Space, A Restaurant, Two Shop Areas On The Ground Floor, The Atrium And Publicly Accessible Open Spaces. Maintenance And Support Services In Connection With The Building Envelope (Facade Including The Curtain Wall And Roof Surfaces) Will Be Provided By Another External Service Provider In 2024. From January 1, 2025, These Services Must Also Be Taken Over By The Contractor. Facade Cleaning Services Must Be Carried Out By The Contractor From June 1St, 2024. These Dates Are Taken Into Account In The Service List. The Following Goals Should Be Achieved By Concluding A Contract For Facility Management Services: ─ Maintaining Building Operations During Transition Phases Until The Hpa Moves In ─ Adapting Building Operations To The Transition And Construction Phase ─ Maintaining The Value Of The Property ─ Ensuring Operational Safety / Occupational Safety ─ Cost-Effective And Efficient Operation Of The Building ─ Flexible Response To Changed/Additional User Requirements, Especially In Connection With The Upcoming Construction Work ─ Ensuring The Availability Of The Technical Systems For The Respective Purpose ─ Continuation Of Building Cleaning, Security Service, Winter Service And Outdoor Facility Maintenance To The Extent Necessary
