The Bima Is The Owner Of The Property In 13156 Berlin-Pankow, Niederschönhausen District, Majakowskiring 28/30. The Existing Building Is A Former Guest House Of The Gdr Government With 8 Guest Rooms And Apartments Including Original Sanitary And Common Rooms From The Year 1976/77. The Building Has Been Empty Since 2019. The Free-Standing Building With A Hipped And Projecting Canopy Has A Basement; The Upper Part Of The Two-Story Roof Is Not Developed And Is Accessed Via A Vestibule In Front And A Staircase On The South-West Side. Since The Upper Floor Ceiling Of The Basement Is Above. 1.40 M Above Sea Level Ok Terrain, The Building Is Considered Three-Story According To Section 2 Paragraph 6 Bauobln. The Portfolio Has An Estimated Living Space Of Approximately 1,036 M2 And A Gross Floor Area Of Approximately 1,480 M2. According To The Feasibility Study, 12-14 Residential Units With 1-4 Living Rooms Can Be Created. Since The Bima Wants To Provide Affordable Housing For Federal Employees As Quickly As Possible, Emphasis Is Placed On A Stable Time And Cost Framework. The Bima Expects The Apartments To Be Completed By Mid-2026. The Services To Be Awarded Relate To Architectural And Engineering Services As General Planning For The Planned Construction Project In All Required Service Profiles Such As Object Planning, Technical Equipment, Structural Planning, Open Space Planning Based On The Hoai For The Turnkey Construction Of The Residential Complex . The General Planning Services Therefore Include In Particular All Other Necessary Specialist Planning Services, Services From Special Experts, Experts, Surveyors And Subsoil Investigations. Additional Specialist Planning Services May Be Required During The Planning/Implementation Process. The General Planner Is Commissioned In The Following Project Stages: Stage 1: Preliminary Planning, Draft Planning, Approval Planning, Execution Planning (Service Phases 2 To 5, Based On The Hoai) Stage 2 - Optional: Preparation Of The Award, Participation In The Award, Object Monitoring - Construction Monitoring And Documentation , Property Maintenance (Service Phases 6 To 9, Based On The Hoai) The Services Owed By The Contractor (Contractor) Under The Work Contract Are Defined In Detail In The Service Profiles Of The Service Phases According To § 2-9 Of The Hoai And Predominantly Cover The Entire Service Profile. In Addition, Additional, Specific Planning Goals Are Determined Based On This Service Description And The Service Descriptions, Appendixes C-01.1 To C-01.6.
