Tenders Are Invited For Operation, Maintenance And Emergency Repairs Of Gas Boiler Rooms And Equipment In Buildings Managed By Kzgm In Katowice

1. The Subject Of The Order Is The Provision Of Services Consisting In Servicing, Maintenance, Periodic Inspections And Emergency Repairs Of 58 Gas Boiler Rooms In Residential Buildings And 11 Boiler Rooms In Commercial Buildings, In Accordance With Annex No. 2 To The Draft Provisions Of The Contract. During The Implementation Of The Subject Of The Order, The Following Will Be Performed: 1) Twice A Month, Operation And Maintenance Of Gas Boiler Rooms Throughout The Entire Order Implementation Period In Buildings Managed By Kzgm In Katowice, Which Should Include: A) Inspection Of The Boiler Along With The Accompanying Devices And Fittings, B) Checking The Operation Of Safety Valves And Temperature And Pressure Sensors, C) Checking Protection Against Loss Of Chimney Draft (Draft Interrupter), D) Checking Protection Against Loss Of Water Flow In The Central Heating System. (Boiler Water Flow Sensor), E) Checking The Security Of The Gas Installation In The Boiler Room (Gas Detector). F) Checking The Operation Of Pumps (Circulation And Circulation), G) Cleaning Filters In The Central Heating System. And Domestic Hot Water, H) Replenishing The Central Heating System, I) Maintaining Proper Cleanliness Of The Boiler And Auxiliary Fittings, J) Maintaining Order And Cleanliness In The Boiler Room, K) Preparing Monthly Reports On The Inspection Of The Boiler Room Along With Central Heating Meter Readings. And Domestic Hot Water And Water Meters And Gas Meters. 2) Annual Periodic Inspections Of Gas Boilers By September 30 Of Each Contract Year In The Scope Of: A) Cleaning The Interior Of The Device And The Casing, B) Cleaning The Combustion Chamber, C) Cleaning The Flue Gas-Water And Water-Water Heat Exchanger, D) Cleaning The Burner And ) Checking/Correcting The Burner Service Settings (Flue Gas Analysis), J) Checking The Service Settings Of The Boiler Regulator And Heating Circuit Regulators, K) Checking The Tightness Of The Gas Circuit, Checking The Activation Time Of The Protection Against Loss Of Chimney Draft, Checking The Operation And Patency Of The Flow From The Safety Valve, L ) Checking The Correct Operation Of The Condensate Neutralizer And Condensate Drain, Ł) Checking For Damage Or Corrosion Of The Flue, M) Checking The Correct Operation Of The Gas Installation Safety System (E.G. Gazex), N) Checking The Tightness Of The Gas Installation In The Boiler Room. O) Checking The Validity Of Heat And Water Consumption Measurement Devices. 3) Emergency Repairs Of Gas Boiler Rooms And Equipment Performed On The Basis Of The Ordering Partys Orders Or Reports From The Company Providing 24-Hour Emergency Duty Under The Contract With Kzgm On Working Days From Monday To Wednesday From 15.00 To 7.00 The Next Day, On Thursdays From 16.00 To 7.00 The Next Day, On Fridays From 14.00 To 7.00 The Next Day And Non-Working Days And Holidays (Around The Clock). Emergency Repairs Are To Be Performed Immediately, But No Longer Than 12 Hours On Business Days And No Longer Than 24 Hours On Saturdays And Public Holidays From The Moment The Failure Is Reported By Fax, Telephone Or E-Mail. Repairs Will Be Settled Based On Actual Working Time, I.E. The Number Of Man-Hours (Per Person, Including Indirect Costs And Profit) Along With The Cost Of Purchasing Materials Used During Repairs. The Ordering Party Expects To Use 300 Man-Hours During The Execution Of The Order And Cover The Costs Of Purchasing Materials For Repairs, Up To Pln 80,000.00 Gross. The Costs Of Materials Used To Perform Emergency Repairs Will Be Settled At Prices Not Exceeding The Average Prices For A Given Quarter According To The Sekocenbud Publishing House For The Silesian Voivodeship. 4) In The Case Of Gas Boiler Rooms Under Warranty (List Of Gas Boiler Rooms In Residential Buildings And Commercial Buildings - Annex No. 2 To The Draft Provisions Of The Contract), The Scope Of Activities Includes Maintenance And Inspection Works, Unless The Failure Is The Fault Of The Ordering Party Or The Guarantor Refuses To Repair, In Such Case In This Case, The Ordering Party Will Order Emergency Repairs In Accordance With Point 3 Of This Point. 2. The Ordering Party Guarantees The Use Of 60% Of The Order Value. 3. As Part Of Emergency Repairs In Previous Years, The Following Were Replaced: Actuators, Reducers, Circulation And Circulation Pumps, Safety Valves, Pipes, Fittings, Flow Control Valves, Valves, Filters, Water Meters, Expansion Vessels, Manometers, Thermometers, Burners And Fans In Boilers, Hot Water Tanks And Electronics. 4. All Obligations Of The Contractor And The Ordering Party As Well As The Conditions For Implementing The Subject Of The Order And The Method Of Settlement Are Included In The Draft Provisions Of The Contract Constituting Annex No. 3 To The Swz. 5. Requirement Of Employment Based On An Employment Relationship (Social Clause). The Requirement For Employment Under An Employment Contract Is Specified In § 10 Of The Draft Provisions Of The Contract (Appendix No. 3 To The Swz). 6. Requirement To Meet The Requirements Specified In The Provisions Of The Act Of January 11, 2018. On Electromobility And Alternative Fuels (Journal Of Laws Of 2023, Item 875) Is Specified In § 9 Section 10 Draft Provisions Of The Contract (Annex No. 3 To The Swz). 7. The Means Of Evidence In Question. The Ordering Party Will Not Request Their Submission/Supplementation.
