Architectural, Construction, Engineering And Inspection Services - Schmitten Im Taunus: New Construction And Operation Of A Daycare Center. The Object Of The Procurement Is The Creation Of The Complete Plan As Well As The Turnkey Construction Of A Daycare Center Including Outdoor Facilities With The Necessary Car Parking Spaces. The Contractor Should, Within The Framework Of The Leasehold Building Rights Also Include Property And Building Maintenance For A Period Of 30 Years Take Over. All Costs Incurred For The Purchase Or New Construction Of The Building As Well The Maintenance Of The Building And The Care Of The Outdoor Area May Be Based On This A Period Of 30 Years For The Amortization In The Rent To The Rental Agreement Between Operators And Those Entitled To Leasehold Property Must Be Taken Into Account. These Include The Maintenance Costs Limited By A Price Adjustment Based On The Applicable Price Index, Which Is Used For The First Time After 10 Years At The Earliest And Is Limited To 30% Of The Maintenance Costs Are Limited. The Client Strives To Obtain Funding From The State Of Hesse With The Participation Of The Kassel Regional Council And Of The Hochtaunuskreis Based On The Approval Documents Prepared By The Contractor And Implementation Planning. The Contractor Is For All Public Acceptances, Permits Including Building Permits And The Suitability Of Buildings And Outdoor Facilities For Providing Daycare Facilities Responsible For Operating Permits. It Should Be Taken Into Account That For The Daycare Center Plans (Up To Lp 4) Are Available. The Respective Contractor Is Free To Decide Implement Existing Planning (Unchanged) Or Make Adjustments Or If Necessary Undertake A Complete Re-Planning If This Results In A Timely Or Economical Impact Advantage For The Community Is Foreseeable. To Appropriately Required New Or The Client Shall Cooperate In Any Additional Approvals As Appropriate. The Contractor Presents His Plans To The Committees Of The Schmitten Community. That From The Community Soil Reports Already Obtained For The Planning Of Service Phases 1 To 4 Incl. Chemical Analysis Will Be Made Available To Contractors. The Scope Of The The Planning Services Required In Each Case Or The Service Phases To Be Provided And The Special Planning Requirements Depend On The Property-Specific Ones Circumstances And Variant-Dependent Requirements. To The Extent Permissible Within The Meaning Of Section 132 Gwb, The Client Reserves The Right To Make Changes To The Documents To Be Created By The Contractor Design, Approval And/Or Execution Planning And An Execution Based On It To Demand. In This Case, Additional And/Or Reduced Costs Are Calculated According To One The Original Calculation To Be Handed Over By The Contractor With The Offer. Construction Services The Contractor Is Responsible For All Construction Work For Turnkey Construction Of The Building Including The Outdoor Areas And The Premises Including The Kitchen Facilities Previously Planned By The Contractor Are Functional And Ready For Operation. Construction Maintenance The Contractor Has As Part Of The Leasehold Building Contract To Be Concluded To Ensure That The Building And The Required Outdoor And Outdoor Facilities, Including Accessories, Are Always In Good Working Order Appropriate Structural Condition And Necessary Repairs And Renovations Be Carried Out Immediately. The Parts Of The Property That Are Not Built Over Are Also Included To Be Created Properly And Carefully And To Be Maintained In Good Condition At All Times.
