As One Of Two Comprehensive Schools In Schwerte, The Theodorfleitmann Comprehensive School Needs More School Space Based On The Results Of School Development Planning. The Additional Space Requirement Is Due, On The One Hand, To The Formation Of An Upper Level Since The 2021/2022 School Year And, On The Other Hand, To The Beginning Of The Schools 5-Day Operation (Full Operation In 2024/2025). In Advance Of The Planning, A Feasibility Study And The So-Called Performance Phase 0 Were Carried Out. As A Result Of The Feasibility Study And Following A Resolution By The Schwerte City Council, A New Building Should Be Built At The Existing Location. The Total Space Required For The New Building Is Approx. 13,600 Sqm Gfa Plus The 1-Field Sports Hall With 700 Sqm Gfa. The Implementation Takes Place During Ongoing School Operations. The Planning And Construction Process Should Be Coordinated With The Site Conditions, Taking Into Account Any Necessary Interim Measures. The Planning Should Therefore, If Possible, Also Be Able To Be Implemented As A Modular Construction Method. Funding According To Kfw 499 Is Sought For The Project. The Project Is Currently Expected To Take Around 60 Months For Planning And Construction. Total Costs (Kg 200,800) Of Approx. 63 Million Euros (Gross) Including Demolition And Interim Measures Are Planned For The Measure. Of This, The Cost Groups 300 400 Account For Around 44 Million Euros (Gross). Economic Efficiency In Terms Of Investment And Follow-Up Costs Plays An Important Role. It Is Planned To Implement The Project Consistently As A Bim Project. The Planning Services Are Awarded In Parallel As General Planning.
