The Site Is Roughly Triangular In Shape With The Thames River Forming The West Boundary. The Property Has Extensive Green Space And Slopes Gently To The Thames River Valley Lands Which Are Designated A Floodplain Zone By The City Of London. Zoning Uses Are Largely Low-Rise Residential And Recreational. There Are Currently (22) Buildings On The Cpri Campus Including 6 Bldgs. With Local Heritage Significance. Access To The Site Is Easy Through Three (3) Private Roadways Serving The Entire Campus Off Sanatorium Road. The Campus Buildings Vary In Age, With Buildings As Old As 1918, And Have Had Various Major And Minor Renovations Since The Initial Construction. The Types Of Heating, Ventilation, And Air Conditioning (Hvac) Systems Vary Across Campus, As Do The Style Of Building Control Systems. A Study Was Conducted In 2021 Of The 17 Buildings On Campus For The Hvac And Building Automation Systems (Bas). Most Buildings On Campus Do Not Meet Current Standards For Ventilation. It Is Recommended That, At Minimum, The Building&Rsquo;S Ventilation Systems Should Be Upgraded To Meet Current Codes And Standards Within The Next 10 Years.The Cpri Mechanical Systems Renewal Bundle 1 Projects Comprises Heating, Ventilation, And Air Conditioning (Hvac) Systems Modernization In Morgan Building, Pratten Building, Leonard Building, Mara Laboratory, And Educational Centre.
