Construction Work – Design, Construction, Financing, Maintenance And Operating Of An Aquatic Complex. The Purpose Of The Concession Contract Is The Design, Construction, Financing, Maintenance And Operation Of An Aquatic Complex And Its Possible Annexes On The Site Described Above. On This Site, In Addition To The Aquatic Complex Itself, The Concessionaire May Also Operate, On An Ancillary Basis And To The Extent That This Contributes To The Economic Viability Of The Project: • A Parking Lot, Including Beyond Or In Addition To The Spaces Already Provided Elsewhere By A Separate Operator (See I.1.1). • Any Other Activity Complementary To The Aquatic Center, Such As A Horeca Space (Restaurant, Brasserie, Snack Bar, Etc.), A Wellness Or Spa Area, Fitness Rooms Or Additional Sports Activities, Non-Aquatic Outdoor Play Areas, Or Any Other Commercial Or Leisure Equipment Compatible With The Urban Use Of The Site. The Bidder Has Complete Freedom To Propose The Nature And Extent Of These Complementary Activities, The Relevance Of Which Will Be Assessed With Regard To The Overall Coherence Of The Project And Its Economic Viability. These Elements Are Detailed Within The Technical Clauses (Section Iv), In Particular With Regard To The Minimum Program Imposed And The Elements Left To The Discretion Of The Bidder.
