The Flushing Of The Groden At That Time Was A Measure By The State Of Lower Saxony To Gain Industrial Space For Bulk Goods Processing Companies. In The Period From April 1971 To December 1974, The Voslapper Watt Was Washed Up To A Size Of Approx. 1,500 Hectares And Closed With The New Voslapper Sea Dike (Length: 11 Km). 2. The Marketing Areas Consist Of Two Spatially Separated Properties In The Area Of The Industrial Area. They Are Marked On The Attached Site Plan With The Designations Vgn 2 And Vgn 3B. 2.1 The Area Vgn 3B Is A Predominantly Forested Area With A Size Of Approx. 200,000 M², Which Has Not Yet Been Used Commercially. The Area Vgn 3B Forms A Section Of Parcel 1/33 (Sengwarden District, Corridor 19). It Is Possible To Negotiate To Divert The Traffic Route That Is Currently Located On The Vgn 3B Area So That It Will Run Outside The Future Settlement Property. 2.2 The Area Vgn 2 With A Size Of Approx. 200,000 M² Forms A Section Of Parcel 1/29 (Sengwarden District, Corridor 19) And Has Also Not Been Used For Commercial Purposes To Date. There Is Currently A Commercial Building On Part Of The Area. There Are Also Traffic Routes In The Area. The Building Will Be Completely Dismantled Until The Area Is Handed Over To The Settler(S) Identified As Part Of This Process. The Traffic Routes Are Handed Over To The New Settler(S). 3. Jwp-M Points Out That, Subject To Refinancing Of The Corresponding Costs, An Expansion Of The Existing Track Infrastructure May Be Negotiated In Order To Develop Additional Areas On The Railway Side. 4. The Respective (Then) Settler Must Establish A Settlement In Accordance With The Statements In Section 1.3 Of The Information Memorandum On The Marketing Areas In Question Here. The Settlement Must Meet The Following Minimum Requirements: A) Obligation To Use The Respective Settlement Property With A Purpose That Can Be Assigned To An Industrial Area For Renewable Energies And/Or Energy-Intensive Industries And B) Obligation To Construct And Permanently Operate The Corresponding Structures And Facilities, C) Obligation To Pay A Minimum Area Fee In The Amount Of 5.52 Eur/M²/Year (Value Secured Based On Cpi).
