The Zac Mont Coco Sector Is Located Within The Perimeter Of The Major Epopea Park Urban Project Led By The Caen La Mer Urban Community. It Is Today Characterized By A Heterogeneous Network Of Businesses And Dilapidated Real Estate Assets, Giving This Sector An Unattractive And Unrewarding Image. However, This Site Has Many Advantages: It Is Located Close To The City Center And Major Traffic Routes And It Hosts Cutting-Edge Activities. The Project Provides For The Gradual Transformation Of This 52.9 Hectare Sector Into A Mixed Neighborhood, Predominantly Residential, Retaining A Significant Economic Component. The Current Program Represents Approximately 276,500 M² Of New Floor Space, Including Silo Parking, Excluding The Areas Of Existing Buildings Retained. It Is Accompanied By The Creation Of A Park, The Requalification Of Public Spaces And The Development Of New Pedestrian And Cycle Paths And Connections. The Zac Mont Coco Development Project Was The Subject Of Guide Plan And Then Preliminary Project Studies. The Development Plan, Phasing And Financial Estimate Have Been Validated And Constitute The Working Basis For The Continuation Of The Operation. The Overall Target Cost Of The Work Is Set At 38,116,003 Euros Excluding Tax, In June 2025 Value, Including A 10% Provision For Contingencies And Unforeseen Events. This Envelope Constitutes The Financial Framework Retained By The Project Owner For The Continuation Of The Studies And The Completion Of The Operation. The Incumbent Is Expected To Develop Technical Solutions To Meet This Objective. The Purpose Of This Consultation Is To Appoint A Project Management Team Responsible For Continuing The Studies And Supporting The Realization Of The Project Based On This Avp. The Holder Is Expected To Take Ownership Of Existing Studies And The Choices Made By The Project Owner, In Order To Ensure Continuity In The Following Phases.
