Operation Includes All Operations And Routine Maintenance Of The Installations Necessary To Comply With The Obligation Of Results. The Incumbent Must Ensure The Proper Functioning, Continuity Of Service And Energy Performance Of The Installations. The Production Of Hot Water, Chilled Water, Domestic Water And A Softened Water Circuit Is Provided By The City Of Marseille (Cold Water: 7/12°C; Hot Water: 90/70°C). The Service Is Mf Type (Flat Rate Service). It Includes Installation Management Services And P2 Type Small Maintenance Work. The Contract Covers The Following Services: - Operation Of The Installation And Small Maintenance Work; - Annual Preventive Maintenance And Renewal Of Equipment; - Air Treatment; - On-Call And Troubleshooting 7 Days A Week, 24 Hours A Day. These Services Are Implemented For The Comfort Of The Occupants (Offices, Work Spaces), Within The Framework Of Controlled Laboratory Conditions, And For The Optimal Conservation Of The Works Within The Restoration Workshops. The Missions Entrusted To The Holder For The Execution Of Upkeep And Maintenance Services For Thermal Installations (Heating, Air Conditioning And Ventilation) Are: - Restraint And Troubleshooting; - Direction, Conduct And Supervision; - Preventive Maintenance; - Corrective Maintenance; - Tests And Checks Of The Proper Functioning Of Measuring Instruments; - Full Labor Required To Replace Any Defective Spare Parts. The Holder Is Deemed To Be Perfectly Informed And To Have Perfect Knowledge Of: - The Construction Of Buildings And The Constraints Due To Their Destination; - The Consistency Of The Equipment And Installations For Which He Must Ensure The Upkeep And Maintenance; - Special Access Conditions Linked To Security And The Specificity Of Buildings; - Climatic Requirements Necessary For The Proper Conservation Of The Works.
