Construction Project Management Services – Reconstruction Of The Rankestrasse School Center: Planning Review And Execution Supervision Of A General Contractor. The City Of Erkrath, Represented By Real Estate Management, Department 65 (Hereinafter Referred To As The Client), Intends To Rebuild The School Center At Rankestrasse 4-6 In Erkrath After The Fire On May 13, 2025. A High School And A Secondary School Are Affected. As A Result Of The Fire, Both Schools Can No Longer Be Used And Must Be Replaced With New Buildings. The Client Intends To Have The Contractor Build A Four-Class High School And A Three-Class Secondary School, Including Outdoor Facilities With A Modern Learning Atmosphere (Cluster Formation) And Additional Special Areas Such As. E.G. To Plan Auditoriums, Cafeterias And Educational Areas And Build Them On A Turnkey Basis, As Well As To Have Them Adjusted And Maintained (Total Contractor Award). The Scope Of The Order Also Includes Fully Planning, Procuring, Delivering, Assembling If Necessary And Handing Over The Loose Furniture For Classrooms, Administration And Special Rooms Ready For Use. The Contractor Should Also Take Over The Planning And Execution Work For The Dismantling Of The Existing Outdoor Facilities. The Subject Of The Order Is The Technical And Contractual Planning Review As Well As The Implementation Monitoring Of The Planning And Construction Services To Be Provided By The General Contractor (Tu). The Contractor Must Continuously Check The Planning Documents Submitted By The Tu For Compliance With The Requirements Of The Flb, The Other Contract Documents And The Agreed Quality Standards. The Review Covers All Planning Disciplines And Planning Statuses Required For Contractual Implementation. This Includes, In Particular, The Examination And Evaluation Of The Planning Documents Submitted By The Tu, The Implementation Of Interim Checks In The Planning Process And The Identification Of Missing, Incomplete, Contradictory Or Defective Planning Documents. Any Deviations And Open Points Identified Must Be Documented In A Comprehensible Manner For The Tu, Agreed Upon With Them And Followed Up Until They Are Clarified. For This Purpose, The Contractor Must Attend Regular Coordination Appointments With The Tu And Continually Inform The Client Of Any Significant Findings, Deviations Or Necessary Decisions. As Part Of The Implementation Monitoring, Construction Site Inspections Must Be Carried Out At Regular Intervals Appropriate To The Respective Construction Progress. In Particular, It Must Be Checked Whether The Service Carried Out Corresponds To The Checked And Approved Planning Statuses As Well As The Requirements Of The Functional Service Description (Flb). Any Deviations Identified Between Planning And Actual Execution Must Be Documented, Reported To The Tu And Followed Up With A View To Eliminating Them. The Contractor Must Monitor The Progress Of Planning And Execution On An Ongoing Basis With Regard To All Contractually Agreed Execution Dates Set In The Project Process
