The Project Includes Around 85 Separately Commissioned Trades (Kg 300 Around 56 Trades, Kg 400 Around 25 Trades). For The Construction, Construction Management Is Provided For The Departments Of Building Construction, Technical Building Equipment (Tga), Stage Technology, Pollutant Remediation, Outdoor Facilities And Media Technology. In Addition, Testing Experts Are Involved In The Areas Of Stability (Statics), Fire Alarm Systems (Bma), Voice Alarm Systems (Saa), Sprinkler Systems, Ventilation And Smoke Extraction Systems, Stage Technology And Lightning Protection. During The Renovation, The Focus Is On The Interaction Of Contemporary Use In Favor Of The Listed Substance. Long-Term, Sustainable Operation Of The Building Using The Most Modern Technical Building Equipment While Preserving The Listed Identity And Integrating Good Solutions In The Execution. According To The Current Status, The Eligible Costs Are Distributed As Follows: Cost Group 300: Approx. €40 Million (Net) Cost Group 400: Approx. €40 Million (Net) The Contractors Task Is, From 10/2026, To Technically And Qualitatively Inspect, Document, Object To And Report On The Construction Work Of The Kg 300 And 400 Trades In Accordance With Din 276 On The Construction Site Advise The Client Regarding The Implementation Qualities That Have Been Implemented And Still Need To Be Implemented. Since The Construction Project Involves The Renovation Of A Listed Building That Is Contaminated With Pollutants Due To The Construction Period, Plans And Qualities Inevitably Have To Be Adjusted During Ongoing Construction Operations. The Contractor Expressly Does Not Take On Any Construction Management Tasks, But Rather Acts Exclusively In The Role Of An Expert Advisor To The Client. The Client Expects That The Contractor Can Appear On The Construction Site At Short Notice - At The Latest Within 24 Hours Of Being Requested. The Client Particularly Points Out The Scope Of The Construction Project And The Number Of Trades To Be Assessed By The Contractor. By Concluding The Contract, The Contractor Confirms That He Has Familiarized Himself With It. For This Purpose, The Client Offers The Opportunity To View The Construction Site.
