The Asking Price For The Property Is $1,500,000.00 Less The Cost Of Demolition (The “Purchase Price”). The City Shall Provide An Estimated Demolition Cost Range As A Future Addendum To This Rfeoi. The City Is Seeking A Respondent Capable Of Purchasing And Developing The Redevelopment, Which Includes Ensuring The Long-Term Occupancy Of The Community Arts Council Of Prince George & District (“Cac”), A Society Which Operates Studio 2880 (“Studio 2880”), Out Of The First Floor Of The Property. In Early 2025, Cac Engaged A Third-Party Consultant To Produce A Feasibility Study (The “Feasibility Study”) To Aid In Identifying Needs For A Potential Redevelopment Of The Property Encompassing A Mixed-Use, 6-Storey Building That Includes Arts And Livable Dwellings. The Feasibility Study Is Intended To Serve As A General Guideline Informing A Potential Vision For Respondent Consideration. On May 25, 2026, The Property Was Rezoned From P3: Major Institutional To Rm6: Mid-Rise Residential In Anticipation Of Sale. The Rezoning Was Accompanied By A Covenant Registered On Title To The Property Limiting The Height Of Any Future Building To 6 Storeys. This Requestor Expression Of Interest (Rfeoi) Is Intended To Identify Respondents With A Serious Interest And Extensive Expertise In Relation To This Opportunity. Only Respondents Who Have Submitted A Submission In Response To This Rfeoi, Will Be Considered By The City For The Selection And Negotiation Of A Future Contract For This Opportunity.This Solicitation May Lead To Sequential Or Concurrent Negotiations With Up To The Top Three Highest Ranking Respondents Offering The Most Advantageous Proposal(S).
