The Services To Be Awarded Relate To The Turnkey Construction Of The Construction Project By A General Contractor Based On A Plan Provided By Howoge At The Preliminary And Approval Planning Stage (Lph 4 According To Hoai), For Which A Building Permit Is Available. The General Contractors Services Include All Structural, Technical And Gardening And Landscaping Construction Services Required For The Complete Construction Of The Residential Complex, As Well As All Planning Services For Property Planning, Technical Equipment, Structural Planning And Outdoor Area Planning. The Entire Planning Is To Be Offered In All Affected Service Profiles, Including All Appraisal And Expert Services And The Obtaining Of All Necessary Approvals As Well As The Turnkey And Move-In Ready Construction Of The Residential Complex. The Planning And Implementation Of The Construction Project Must Be Carried Out In Modular Or Elemental Wood Or Wood Hybrid Construction. As Part Of The Award Process, The 4 Selected Bidders Must, Among Other Things, Create An Architectural Project Study, Energy Concept And A Fire Protection Concept, Which Will Be Assessed By The Client In Terms Of Quality. For The Preparation Of The Project Study, Howoge Grants An Expense Allowance Of 7,500 Euros Including Vat. For The Services To Be Awarded (Kg 200-700), A Cost Cap Of €3,550.00 Per M² Of Living Space (Gross) Is Specified, Which Must Be Strictly Adhered To. This Cost Cap Was Determined Based On A Defined Investment Budget. This Investment Budget Represents The Maximum Financial Resources Available For Commissioning The General Contractor And Thus The Maximum Permissible Remuneration That Can And May Be Promised And Spent For The Services To Be Awarded. If All Offers That Are Eligible For The Award Exceed The Aforementioned Cost Limit, The Award Will Be Canceled Due To Inefficiency.
