Project Management Services Other Than For Construction Work – Consulting, Planning, Coordination And Implementation Services In The Context Of The German Museums Interim Space Strategy For Library Construction. The German Museum On Munichs Museum Island Intends To Completely Vacate The Library Building With A Usable Area Of Around 29,200 M² By The End Of 2029, Including Staff And Uses, In Three Phases. Phase I Includes Carrying Out A Detailed User Needs Analysis As Well As A Detailed Inventory Of The Entire Facility And The Holdings (In Particular Magazines, Archives And Storage Areas) And The Workshops. Based On These Analyses, A Robust Spatial, Area And Functional Program Is Developed, Which Serves As The Basis For The Subsequent Transaction Management To Develop Rental And Distribution Scenarios. The Subject Of The Services Is The Combination Of All Relevant Inventory, Usage, Technical, Organizational, Economic And Real Estate-Related Requirements Into A Reliable Basis For Decision-Making And Implementation. Both Location-Related And Organizational Dependencies, Functional Relationships, Security Requirements, User Needs, Requirements For Specialized Areas As Well As Possible Real Estate And Expansion Options Must Be Taken Into Account. The Projects Further Task Is To Question The Current Status Quo, Taking Into Account Potential Interim Uses. Based On These Findings, A Basis For Decision-Making Is Created For The Board Of Directors. Phase Ii Begins After A Positive Resolution By The Board Of Directors. The Subject Of This Phase Is Transaction Management With A Focus On Identifying And Securing Suitable Areas For The Interim Quarters. Once A Longlist For Suitable Properties Is Available, Phase Iii Begins With User, Facility And Occupancy Planning And Change Management. With The Introduction Of New Working Environments And Moving To New Places Of Work, A Change In The Way We Work Is Coming, In Which Employees Must Be Supported In Order To Create Sustainable Change. Particular Attention Should Be Paid To The Special Features Of An Established Cultural Institution That Maintains Traditional Work Structures In A Mature Environment In Downtown Munich And Unites Different Professional Groups Under One Roof. Finally, The Last Step Involves Moving From The Existing Building To The New Interim Property(S). The Services Are Commissioned Gradually (In Phases).
