The Wobra Housing Association Of The City Of Brandenburg An Der Havel Mbh Intends To Carry Out A Comprehensive Energetic And Functional Renovation Of The Multi-Storey Residential Building At Willi-Sänger-Straße 32-38. The Existing Building Is A Residential Building Of Industrial Construction From The 1960S In A 0.8 Mp Design. According To The Available Documents, The Building Is In Significant Need Of Modernization And Repair. The Measure Particularly Affects The Building Envelope, Roof, Facade, Windows, External Doors, Balconies, Entrance Areas, Stairwells, Basement Areas, Interior Areas And Interfaces To The Buildings Technical Systems. According To The Available Planning Information, The Building At Willi-Sänger-Straße 32-38 Has Four Residential Floors Including The Ground Floor And A Basement. It Is Around 75 M Long, Around 9.80 M Deep And Has An Eaves Height Of Around 9.60 M Above Ground. The Standard Floor Height Is Around 2.80 M. Vertical Access Takes Place Via Centrally Arranged Staircases. There Are Three Residential Units Per Staircase On Each Floor. There Are A Total Of 48 Apartments In The Building. All Apartments Have Balconies, Which Must Be Taken Into Account As Part Of The Measure. The Housing Stock Currently Consists Exclusively Of Two-Room Apartments With Comparable Floor Plans. The Living Space Is Essentially Around 50 M² For The Apartments In The Building Unit. As Part Of The Planning, Only Those Floor Plan Adjustments Are Planned That Support Functional Improvements, The Ability To Obtain Approval Or The Implementation Of Necessary Technical And Fire Protection Requirements. Fundamental Changes To The Existing Housing Structure Are Currently Not Planned; The Basic Economic Structure Of The Building Should Be Retained. The Renovation Is Expected To Be Carried Out At Least Partially In An Inhabited Condition. This Results In Special Requirements For Construction Scheduling, Protection Of Inhabited Areas, Accessibility, Security, Communication With Tenants And Sectional Implementation. The Construction Project Will Be Financed With Funding From The Ilb Of The State Of Brandenburg As Part Of Social Housing Funding. The Current Living Space Of 2,428 M² Should Cover 100% Subsidized Housing, Taking Into Account The Rental Housing Construction Guidelines. The Basis Is The Ilb Funding Program For The Generation-Appropriate And Barrier-Free Adaptation Of Rental Residential Buildings Through Modernization And Repair And The Construction Of New Rental Apartments From February 12, 2026. The Floor Plans Remain As Existing, But Should Be Made Barrier-Free If Possible. In The Area Of Subsidized Housing, The Apartment Sizes Of The Current Funding Guidelines Apply. The Utility Value Should Increase Significantly. Once The Renovation Work Has Been Completed, The Building Will Provide Apartments To Broad Sections Of The Population
