Architectural, Construction, Engineering And Inspection Services – Tnw_Arch_Zweckverband Primary And Secondary School Hebertshausen_Renovation Of The Triple Gymnasium. The Hebertshausen Primary And Secondary School Association Is Planning The Comprehensive Renovation Of The Triple Sports Hall Built In 1981 At The Am Weinberg Location In Hebertshausen. The Aim Is To Bring The Structural Condition, Energy Quality, Fire Protection, Accessibility And Technical Building Equipment Up To Date And Thus Keep The Hall Usable For School And Club Sports In The Long Term. In Addition To The Actual Triple Sports Hall, The Building Includes A Glass-Covered Corridor With A Grandstand, Changing Rooms And Sanitary Rooms As Well As A Caretakers Apartment. The Total Usable Area Is Approx. 3,300 M², The Caretakers Apartment Is Approx. 90 M². The Building Is Classified As A Special Building (Building Class 3) And Is Also Considered A Meeting Place. There Is No Monument Protection. The Caretakers Apartment Has Been Newly Rented Since June 2026 And Was Recently Completely Renovated. An Interior Renovation Of The Apartment Is Therefore Not The Subject Of This Order. The Scope Of The General Renovation Only Includes The Terrace Belonging To The Apartment And The Facade, Insofar As This Is Related To The Overall Facade Renovation Of The Building. The Hall Is In Need Of Renovation. Essential Components - In Particular The Facade, Glazing, Glass Roof, Supporting Structure, Building Technology And Interior Fittings - No Longer Correspond To The Current State Of The Art And The Applicable Legal Requirements According To Geg, Baybo And The Assembly Places Ordinance (Vstättvo). The Aim Of The Renovation Is To Create A Permanently Usable, Energetically Efficient, Fire Protection-Compliant And Barrier-Free Building For School And Club Sports. Significant Defects And Need For Renovation: - Building Envelope And Construction The Floor Slab Of The Gymnasium Is Damp Below The Impact Sound Insulation; There Is No Sprung Floor. The Glass Façade And All Windows Are From The Year Of Construction And Have Neither Thermal Decoupling Nor Sun Protection, So They Do Not Meet Todays Geg Requirements. The Same Applies To The Glass Roof, Which Is Also Leaky And Has No Insulating Glazing. According To This Report, The Nodes Of The Wooden Roof Structure Are In Need Of Renovation. The Exterior Facade Has Chipped Plaster And Is Not Insulated. Note On The Building Envelope And The Roof Structure: As Part Of The Renovation, The Building Envelope Should, If Possible, Be Retained In Its Existing Form And Not Be Fundamentally Changed. The Wooden Roof Structure Should Be Retained In Its Structural Structure; The Only Plan Is To Repair The Junctions In Need Of Renovation. The Flat Roof Was Renewed In 2012. It Must Be Checked For Its Current Condition As Part Of The Planning. - Interior Work The Gym Floor Is Extensively Damaged And Has Tripping Hazards. The Baffle Wall Is Acoustically Hard, Not Flush With The Surface And The Wooden Surface
