The Senior Centers Of The Federal City Of Bonn (Szb) Are Modernizing The Wilhelmine Lübke House As The Final Component Of Their Overall Strategy. After The Completion Of The Replacement Buildings St. Albertus Magnus House, Day Care Center And Haus Elisabeth, The Existing Building Built In 1975 Is Now To Be Comprehensively Renovated And Expanded. 1. Initial Situation The Wilhelmine Lübke House Currently Has 130 Nursing Places (92 Single And 19 Double Rooms). Due To The Age Of The Building, There Are Significant Deficits In Terms Of Accessibility, Sanitary Areas, Care Organization And Energy Efficiency. The Aim Is To Secure A Modern And Economical Care Operation In The Long Term. 2. Aims Of The Measure - Improvement Of Living Quality, Privacy And Care Conditions - Implementation Of Modern Care And Support Concepts - Complete Accessibility In Accordance With Din 18040-2 - Fulfillment Of The Requirements Of The Housing And Participation Act (Wtg) - Significant Reduction In Energy Consumption In Accordance With The Bonn Climate Plan 2035 3. Quality Of Living And Accessibility The Existing Residents Bathrooms No Longer Meet Todays Requirements. The Following Are Planned: - Enlargement Of All Residents Bathrooms - Barrier-Free Design According To Din 18040-2 - Equipped With Floor-Level Showers To Compensate For The Loss Of Space, The Existing Balconies Will Be Integrated Into The Rooms Using A Curtain Wall. Floor-To-Ceiling Windows Continue To Ensure A Connection To The Outside Space And Improve The Orientation And Well-Being Of The Residents. 4. Living Group Concept Analogous To The New Buildings That Have Already Been Built, A Modern Living Group Concept Is Being Implemented With: - Clearly Structured Living Groups - Living Area Kitchens - Common Areas Close To The Apartment - Short Distances For Residents And Staff. This Particularly Supports Residents With Cognitive Limitations And Corresponds To The Goals Of The Wtg Nrw. 5. Single Room Quota In The Future, Only Single Rooms Will Be Offered. The Reasons Are: - Lack Of Demand For Double Rooms - Greater Privacy And Dignity - Better Nursing Care, Especially For Care Level 4 And Dementia. To Compensate For The Loss Of Space, The Building Will Be Expanded. Once The Measure Is Completed, 121 Single Rooms Will Be Created. 6. Fire Protection And Building Law The Planning Takes Into Account All Requirements Of The Nrw Building Regulations For Special Buildings As Well As The Relevant Guidelines For Care Facilities. In Particular, A Comprehensive Fire Alarm System With Connection To The Fire Department Is Planned. 7. Energy Modernization The Renovation Is Part Of The Climate Protection Strategy Of The Federal City Of Bonn And Is Intended To Achieve The Standard Of A Kfw Efficiency House 55 Ee. Essential Measures: - Facade Insulation - Photovoltaic System - Heat Pump Technology - Ventilation Systems With Heat Recovery - Renewal Of The Technical Building Equipment. Renovating Existing Buildings Also Avoids Significant Gray Emissions Compared To A New Building. 8. Result Of Modernization After
