Property Management Services Of Real Estate On A Fee Or Contract Basis – Real Estate Services For Commercial Properties Rented From Kulturraum Berlin Ggmbh. Kulturraum Berlin Ggmbh (Hereinafter Referred To As “Krb”) Is A 100% Subsidiary Of The Public Law Foundation - Foundation For Cultural Further Education And Cultural Consulting (Skwk). The Purpose Of The Krbs Statutes Is To Promote Art And Culture In Terms Of Infrastructure And To Strengthen Berlin As A Cultural Location. As Part Of This Statutory Purpose, The Krb Implements, Among Other Things, The Workspace Program Of The State Of Berlin (Hereinafter Referred To As “Arp”) For The Senate Department For Culture And Social Cohesion (Hereinafter Referred To As “Senkultgz”). The State Of Berlin Launched The Arp To Secure And Create Sustainable, Scene-Oriented (Work) Spaces For Berlin Artists In The Visual Arts, Performing Arts, Dance, Music And Literature And Project Spaces At Favorable Conditions In Order To Counteract The Displacement Of Corresponding Cultural Uses That Are Important For The Citys Dna. The Senkultgz Supports The Arp And Is Responsible For The Political And Strategic Management Of The Funding Program. In Order To Implement The Arp And Its Statutory Purpose, The Krb, As The Main Tenant, Rents Areas/Properties/Objects (Hereinafter Collectively Referred To As “Rental Properties”) From Both The Public And The Private Sector On A Long-Term Basis And Sublets These – Predominantly Under Subsidized Conditions – To Artists (Hereinafter Referred To As “Subtenants”). If Necessary, The Rented Commercial Properties Are Converted And Prepared As Work Spaces For Culture In Accordance With The Standardized, Use-Specific Space Requirements (E.G. As Music Rehearsal Rooms Or Studios), Thus Creating Infrastructure To Promote Art And Culture. How The Rooms Must Be Equipped Is Defined By The Krb In Cooperation With The Respective Representatives Of The Independent Art Scene. The Contractor Therefore Does Not Have To Provide Evidence Of Any Special Expertise Regarding Corresponding Expansion Requirements. To Support Itself, The Krb Will Work With Service Providers In The Area Of ​​Commercial Real Estate Management (Hereinafter Referred To As “Contractor”) Who Will Provide Various Services For The Krb As Part Of The Purchasing And Rental Business, In Particular Property Management. This Includes, In Particular, The Management Of Main Rental Agreements, The Conclusion And Management Of Sublease Agreements Using Model Sublease Agreements Specified By The Krb, As Well As The Management Of The Rental Properties With Regard To The Responsibilities Of The Krb As The Tenant. The Conclusion And Administration Of Sublease Agreements Are Only Partially Comparable To Classic Commercial Rental Agreements, As The Funding Program Is Highly Standardized And Simplified: With Sublease Agreements, For Example, There Is No Need To Negotiate Individual Rent Levels Or Other Conditions, As These Are Already Uniformly Determined By The Funding Program.
