Architectural, Engineering And Planning Services - Ostermünchen Town Center - Structural Planning Services In Accordance With §§49 Ff Hoai-Lph 3-6, 8. The Subject Of The Order Is The Provision Of Structural Planning Services To Be Commissioned In Stages In Accordance With §§49 Ff Hoai - Lph 3-6, 8; In The Ostermünchen District, The Municipality Of Tuntenhausen Is Developing A Lively Town Center With Retail, Medical Practices, Social Offers And Partly Subsidized Apartments On A Community-Owned Area Of ​​Almost 10,000 M². The Implementation Is Based On A Concept Award That Was Carried Out In 2022 In Collaboration With An Investor Who Acquired Part Of The Area And Is Building It On The Basis Of A High-Quality Urban, Open Space And Architectural Concept. A Key Urban Development Goal Of The Municipality Is To Cover The Location-Specific Demand For Living Space Through Inner-City Densification. Taking Demographic Change Into Account, A Range Of Apartments With Different Apartment Sizes And Layouts Should Be Created. In Addition, Uses For Direct Supply Of Residents Such As A Village Shop And Doctors Offices Are To Be Planned. According To The Concept, Six Three-Story Houses Are Planned Across The Entire Area: Four Of Them As Purely Residential Buildings In “Subarea B” And Two As Residential And Commercial Buildings In “Subarea A” Of The Area. While The Four Residential Buildings In Sub-Area B Are Being Built By The Investor, The Two Residential And Commercial Buildings In Sub-Area A Of The Area Are Being Built By The Municipality Itself As The Developer And Are To Remain Their Property (Referred To As “Building A1” And “Building A2” In The Planning Documents). The Local Council Of The Municipality Of Tuntenhausen Decided At The Meeting On April 16, 2026 That The Construction Of Houses A1 And A2 Should Not Be Carried Out From The Basement In Wooden Construction, As Previously Planned, But In Solid Construction.
