Construction Project Management Services – Max Planck Institute For Medical Research (Heidelberg) - Mefo002 - Extension Of An Institute Building - “Project Management”. The Max Planck Society Plans To Build A New Research Building As An Extension Of The Existing Listed Max Planck Institute For Medical Research In Heidelberg. The Building Plot And Existing Institute Are Located In The Southern Part Of The Neuenheimer Feld Am Neckar. In Total, The Extension Includes A Usable Area Of 6,410M² (Nuf1-7) And A Bri Of 72,922 M³. According To The Specifications From An Urban Development Feasibility Study, The Expansion Is Planned As A 10-Story High-Rise Building With A Maximum Height Of 45.25 M Plus A Technology Center On The Roof And A Special Underground Laboratory Area In The South. Due To The High Requirements For Vibration Protection, The Special Laboratory Area Is Structurally Separated From The Basement Of The High-Rise Building. The New Building Will Be Connected To The Existing Institute Building Via Connecting Structures Above And Below Ground. The Above-Ground Connection Is Part Of This Measure. The Underground Connection Has Already Been Created On Site. In The New Building, Usable Space Will Be Created For A Clean Room Area With Highly Vibration-Sensitive Laboratories, Physical Laser Rooms, Biochemical S1 Laboratories And Two S2 Laboratories. In Addition, A Precision Mechanical And Electronic Workshop, Chemical And Hazardous Materials Storage And Server Rooms Are Housed. Offices, Meeting Rooms, A Cafeteria And Lounge Areas Are Also Provided. It Is A Building Class 5 According To Section 2 Lbo And Is Classified As A Special Building According To Section 38 Lbo. The Model Guidelines For The Construction And Operation Of High-Rise Buildings (Mhhr) Are Used As A Basis For Assessment. The Expected Construction Costs For The Kg 300+400 Amount To €67,900,000 (Net), The Total Construction Costs (Kg 200-700, Without Kg 611 And Kg 612) Amount To €85,230,000 (Net). The Basis Of The Scope Of The Order For The Main Services From Lph 6 Will Be Lph 5. All Measures To Be Carried Out Will Be Carried Out While The Neighboring Institutes Are Still Operating. Due To The Importance Of The Materials For Later Operation, The Sampling Of The Materials Plays An Important Role In The Project. When Planning, Not Only The Special Requirements With Regard To The Technical Systems, But Also The Usual Work Processes For Such Objects Must Be Taken Into Account. In This Respect, The Max Planck Society Attaches Great Importance In This Award Procedure To The Fact That The Applicants Have In-Depth Knowledge In The Areas Of Planning, Tendering And, In Particular, The Implementation Of The Required Uses. The Meeting As Part Of The Execution Will Take Place In Heidelberg And Via Virtual Meeting. At The Time Of The Tender/Commission, The Project Is In Lph 5. The Contractor Must Coordinate This With The Property Planner Commissioned By The Client. The Special Requirements For The Provision Of Services May Make It Necessary To Coordinate Frequently/At Short Notice At The Request Of The Client
