The Opportunity For The Francis Klein Centre Involves The Comprehensive Procurement And Professional Installation Of High-Efficiency Window Assemblies For A 104-Unit Seniors Residential Building. The Nature Of The Work Is A Capital Upgrade Designed To Improve Building Envelope Integrity, Energy Efficiency, And Overall Occupant Comfort. The Scope Requires The Supply And Installation Of Vinyl, Double-Glazed Windows Featuring Low-E Coating On The #2 Face, Argon Gas Filling, And Insulated Spacers, All While Adhering To The Rigorous Performance Standards Set Forth In The Csa A440, Including A Minimum Air Leakage Rating Of A3 And A Wind Load Resistance Rating Of C3. Contractors Must Also Ensure That All Installed Fenestration Complies With Section 9.36 Of The National Energy Code. The Physical Installation Must Strictly Align With The Technical Specifications Provided In The Window Install Detail - Stucco.Pdf And Window Install Detail- Brick.Pdf Documents, Which Dictate Specific Requirements For Waterproofing Membranes, Flashing, Sealant Application, And The Use Of Metal Angles And Casings. Regarding The Submission And Participation Process, All Interested Parties Must Adhere To The Formal Tender Guidelines Outlined In The Schedule B. Contractors Are Mandated To Submit A Site-Specific Safety Package, Including A Wcb Clearance Letter, And Must Demonstrate Compliance With The Alberta Building Code, Alberta Ohs Act, And Other Relevant Provincial And Federal Regulations. A Critical Instruction For All Bidders Is The Absolute Responsibility For Site Measurements. Although Onward Homes Will Provide Access To A Limited Number Of Units During A Site Visit, The Building Is Occupied By Seniors, And It Is The Sole Duty Of The Contractor To Perform All Necessary Field Verifications And Accurate Estimations For All 104 Units. Onward Homes Will Not Approve, Confirm, Or Warrant Any Measurements Provided By Contractors. Consequently, The Contractor Assumes Full Financial And Operational Liability For The Accuracy Of Their Window Sizing And Fitment. Furthermore, Bidders Must Provide Comprehensive Contact Information For Their Owner, Estimating, Accounting, And Field Supervision Teams, And Follow Strict Protocols Regarding Site Orientations, Daily Hazard Assessments, And Ppe Requirements, With A Clear Provision For Chargebacks Should The Contractor Fail To Maintain Site Cleanliness. All Bids Must Be Submitted By The Specified End Date To Be Considered For Evaluation, After Which All Bidders Will Be Notified Of The Tender Results.
