Architectural, Construction, Engineering And Inspection Services – Tnw_Arch_Markt Teisnach_General Renovation Of The Teisnach Multi-Purpose Hall. A. Subject And Objective The Teisnach Market Intends To Completely Renovate The Multi-Purpose Hall On Kaikenrieder Straße In Teisnach, Which Serves As A School Gymnasium With Interdisciplinary Use For Sports And Events. The Aim Of The Measure Is To Create A Completely Renovated And Sustainable Building With A Significant Energy Improvement Compared To The Existing Building, Which Therefore Meets Both The Requirements Of Modern Building Management And The Funding Requirements Of Relevant Programs B. Existing Description The Multi-Purpose Hall Was Built In 1975. The Roof Was Renovated In 2000, And In 2003 Additional Rooms And Toilet Facilities Were Added And A Ventilation System Was Installed. The Current Structural And Energy Condition Of The Building Shows Significant Deficiencies That Require Comprehensive Renovation. The Outer Walls Are Made Of Reinforced Concrete With Exposed Exposed Concrete Facade, With Bare Reinforced Concrete Walls Partially Visible On The Ground Floor. There Is No Insulation On The Floor Slab. The Aluminum Windows And Doors With Double Glazing Sometimes Have Significant Thermal Bridges. The Hall Acoustic Ceiling Made Of Wooden Slats Is Equipped With Lamps From The Year Of Construction, The Lamps Of Which Were Already Replaced In 2024/2025. The Ventilation System Has No Heat Recovery And Some Of The Pipework Is Inadequately Insulated. Heating Takes Place Via Wood Chip Local Heating From The Neighboring School At Currently High Flow Temperatures; The Radiators Still Correspond To The Condition Of The Year Of Manufacture. In Addition, There Is A Proven Problem Of Legionella In The Sanitary Facilities, Which Is Due To Stagnant Water As A Result Of Low Consumption Quantities And The Heating Of The Cold Water Due To The Spatial Proximity To The Hot Water And Heating Pipes In The Technical Room. The Toilet And Shower Facilities As Well As The Hall Floor Are In Poor Condition And The Electrical Distribution Is As Old As It Was Built. C. History And Planning Status Conversion Into A Meeting Place: The Starting Point For The Project Was The Official Requirement Of The Regen District Office To Convert The Multi-Purpose Hall Into A Meeting Place. For This Purpose, A Building Application Was Submitted In The Form Of A Change Of Use, For Which A Building Permit Has Already Been Issued. The Relevant Approval Documents Are Attached To The Tender Documents. From Partial Renovation To General Renovation: Since Considerable Need For Renovation Was Identified In Several Places During The Planning, Further Considerations Were Given To A General Renovation, Which Turned Out To Be The Most Economically And Technically Sensible Option. In The Course Of This, An Action Plan Was Drawn Up. The Relevant Documents For The Action Plan Are Attached To The Tender Documents. D. Planned Renovation Measures The Following Essential Measures Are Included As Part Of The General Renovation
