Architectural And Related Services – Property Planning, Roof Renovation. The Augsburg District Intends To Renovate The Damaged Roof Areas Of The Schmuttertal Gymnasium Diedorf While The School Continues To Operate. The Total Of 4 Buildings Were Built In 2014/2015. The Roofs Are Gently Sloping Gable Roofs (9.5 Degrees), With The South-Facing Roof Halves Being Extended Beyond The Ridge As A Pent Roof To Optimize The Pv System. All Roofs Are Highly Thermally Insulated And Covered With An Epdm Waterproofing Membrane. To Achieve The Planning Goal Of Plus-Energy Buildings, Pv Systems With A Total Output Of Approx. 439 Kwp Are Installed On The 4 South-Facing Roofs. The Edges Of The Roof And The Northern Roof Areas Are Designed As Green Roofs. All Roofs Show Some Severe Moisture Damage To The Roof Structure, Which Is Why The Entire Roof Structure Has To Be Replaced. The Renovation Measure Essentially Includes Dismantling The Damaged Roof Structure Up To The Vapor Barrier And Rebuilding The Roof Structure. The Aim Of The Renovation Is To Create A Roof Structure That Complies With The Rules And Complies With Din Regulations And That Takes All Structural Issues Into Account. An Alternative Is Being Considered With A Two-Layer, Bituminous Seal. The Roofs Of The Two Three-Story Classroom Buildings Have An Area Of Approx. 1,400 M² And 1,200 M² Respectively, The Roof Of The Auditorium Covers Approx. 1,650 M² And That Of The Sports Hall Approx. 1,850 M². All Further Information Can Be Found In The Detailed Description Of The Measures. The Roof Renovation With The Solution Of Numerous, Complex Detailed Points Places High Expectations On The Applicants. An Expert For Roofs And Plumbing Work Commissioned By The Client Will Accompany The Planning And Execution. As Part Of The Planning, Services From Kgr 400 (Replanning And Construction Of A Pv System) Must Be Taken Into Account. The Sponsor Assumes That Setting Up A New Pv System With More Efficient Modules Is The More Economical Choice. This Can Be Proven With A Comparative Calculation Compared To The Variant With Dismantling, Storage And Reassembly Of The Modules, Which Are Now Around 12 Years Old. For This Purpose, The Sponsor Requires Collaboration With An Electrical Planner Who Specializes In The Planning Of Pv Systems. This Planning Is Rewarded As A “Special Achievement”. The Expected Cost Framework For The Entire Measure Is €8,095,000 (Kgr 300 +400 Including Vat). The Provisional Allowable Costs Amount To Approx. €6,802,521 Net, Which Includes Estimated Costs For A Renewal Of The Pv System In The Amount Of: Of Approximately €500,000 Net. Timing: Planning Of The Measure Should Begin In Early Summer 2026. The Plan Is To Carry Out The Measure In Two Construction Phases, In Each Of Which Two Roofs Per Year Are To Be Renovated. The First Construction Phase Is Scheduled To Begin In Spring 2027 And Be Completed By The End Of 2027. Construction For The Second Construction Phase Is Planned To Begin In Spring 2028, With Completion By The End Of 2028, But No Later Than July 2029.
