Construction Work – Aaab Dept. 18 - Hørgården. Tender For General Contract Regarding Aaab Dept. 18 Demolition And Rebuilding Of Existing General Low-Rise Housing Built In The Danalea Modular System. When Demolishing Homes, Laundry And Heating Master Functions, Associated Light Structures, Including Sheds, Garages And Roofs, Are Also Included. The Project Is Implemented With Support From The Landsbyggefonden. The Department Comprises A Total Of 149 Housing Units Corresponding To 12,211 M², In Addition To Laundry (96 M²) And Heating Master Function (93 M²), Which In Total Amounts To 12,400 M². The Development Includes 4 Housing Types. 309 M² Of Garages Have Also Been Established, Which Must Be Demolished And Re-Established To The Same Extent. The Buildings Were Constructed In 4 Stages In 1979 (Stage 1 – Hørgård 217-327), 1980 (Stage 2 Hørgård 133-215), 1981 (Stage 3 – Hørgård 89-131) And 1982 (Stage 4 – Hørgård 27-87). Building Includes 3 Housing Types + Laundry And Heating Master Function: • 2 - Bedroom Housing - 69 Units. In Total. 4,818 M² • 3 - Bedroom Apartments - 54 Units. In Total. 4,585 M² • 4 – Bedroom Dwellings (2-Storey Dwellings) - 26 Units. In Total. 2,808 M² • Laundry (96 M²) And Heating Master Function (93 M²) It Is A Prerequisite For The Realization Of The Project That The Existing Drilled Foundations Must Form An Integrated And Significant Part Of The Buildings Primary Supporting Foundation System. - However, This Does Not Apply To The Laundry And The Heating Master Function, Which Are Constructed As New Buildings Within Existing Geometry And Without Requirements For Reuse Of Foundations. A Project Is Thus Desired That Combines An Appropriate And Production-Rational Execution Method With Well-Functioning Housing Functions And A Satisfactory Construction Technical Quality. In Addition To The Legislative, Including Planning Framework, The Project Is Subject To The Following Governing Requirements: • The Total Area Of The Homes (Excluding Sheds) Must Amount To Exactly 12,211 M² Gross Floor Metres. • The Project Must Contain 149 Homes Of The Same Size As The Existing Homes + Laundry (96 M²) Heating Master Function (93 M²) • All Homes Must Have A Heavy Terrain Deck Made Of Concrete, And A Minimum Overhang Of 350 Mm According To Landsbyggefondens Standard. • The Distribution Of Housing Sizes And Housing Types Must Be In Accordance With The Existing Housing Types. Refer To The Project Documents In The Tender Material For The Overall Content Of The Assignment. The Overall Contract Includes The Design Of Outline Proposal/Project Proposal, Authority Project And Execution Project. The General Contractor Is Responsible For Petitioning Authorities, Design Management, Construction Management, Professional Supervision, Follow-Up, Ict Management And Working Environment Coordination (P+B), Environmental And Resource Coordinator (Mrk) Etc. It Has Been Decided To Offer The Project Together As A Turnkey Contract. The Reason For This Is That It Is Assessed To Be Most Optimal For The Project Both To Avoid The Coordination Risks And Reduce Responsibility Interfaces In The Project, But Also To Achieve The Best Solution For The Project By Letting The General Contractor Propose Optimizations During The Tender Period.
