Work Detail

The Subject Of The Contract Is The Renewal Of The Windows, Window Doors And Exterior Doors Specified In The Tender Documents Of The Apartment Block Owned By Järvenpää Mestariasunnot Oy, As Well As Related Construction And Hvac Technical Work. The Site Is Located At Järvipuistonkatu 7 (04400, Järvenpää). The Building Was Completed In 1988 And Is Mostly In Its Original State, Except For The Balcony Repair Made In 2014, In Connection With Which Some Of The Windows In The Stairwells Were Renewed As Smoke Exhaust Windows. The Project Will Renew The Buildings Original Windows And Window Doors In Accordance With The Tender Documents. Smoke Extraction Windows That May Have Been Renewed In The Past Or Other Construction Parts That Are Separately Delineated In The Tender Documents Are Not Included In The Contract. In Accordance With The Tender Documents, - Work-Time Weather Protection, Dust Control And Protection, - Sorting, Transport And Appropriate Handling Of Demolition Waste, - Site Safety And Site Arrangements, - And Other Works Presented In The Tender Documents. The Work Will Be Carried Out In A Populated Area. The Contractor Must Take Into Account In The Implementation During Work In Particular:- The Safety Of Residents And Routes,- Minimization Of Dust, Noise And Other Inconveniences,- Weather Protection Of The Apartments During Work,- Cleanliness During Work,- And Sufficient Information To The Customer And Residents. The Contractor Must Familiarize Himself With The Site And The Conditions Prevailing There Before Submitting A Bid. The Tenderer Is Responsible For Ensuring That The Offer Is Based On Familiarization With The Site And A Careful Review Of The Tender Documents. Familiarization Must Be Agreed With The Customers Property Manager Or The Developers Project Manager. From The Point Of View Of The Bidder, It Should Be Noted That At Least One Person Participating In The Target Familiarization Must Play A Significant Role In The Preparation Of The Bid. The Contract Is Implemented As A Complete Contract. The Selected Contractor Will Act As The Main Implementer In The Project And As The Main Contractor As Defined By Yse 1998. The Goal Of The Contract Is To Start During June 2026. The Completion Of The Work And A More Detailed Schedule Will Be Agreed Separately With The Selected Contractor. The More Detailed Content, Scope, Technical Requirements, Quality Level Requirements, Schedule And Commercial Conditions Of The Work Are Presented In The Tender Documents And Their Attachments. The Project Uses The Unit And Separate Prices Specified In The Tender Documents. The Contract Price Includes The Number Of Unit-Priced Works Specified In The Tender Documents. If The Realized Quantities Differ From The Quantities Presented In The Tender Documents, The Deviations Will Be Processed During The Contract And In The Final Financial Settlement Based On The Unit Prices Indicated On The Tender Form, Binding On Both Parties. The Separately Priced Entity Defined In The Tender Documents Is Included In The Contract Price. The Customer Decides Separately On The Implementation Of Separately Priced Works Before Signing The Contract. The Tenderer Is Considered To Interpret The Tender Documents As An Expert In The Construction Industry And Window And Door Installations.
