The Basis Of The Planning Is An Already Created And Coordinated Requirements Plan, Which Defines The Functional, Educational And Operational Requirements. Plans Include, Among Other Things, Open Meeting Areas, Group And Multi-Purpose Rooms, Creative And Exercise Areas, Consultation Rooms, Administration Areas As Well As Ancillary And Technical Areas. The Building Should Be Flexible In Use, Barrier-Free And Economical To Operate. It Is A Public Building That Meets The Applicable Procurement And Building Law Requirements. The Planning And Execution Must In Particular Comply With The Requirements Of The Hamburg Climate Protection Act And The Currently Valid Building Energy Act (Geg). What Is Expected Is Economical, Sustainable And Functional Planning Of The Buildings Technical Systems, Which Meets The Requirements Of A Contemporary Youth Center And Is Carried Out In Close Coordination With The Property Planning Department And The Other Specialist Planners Involved. Particular Importance Is Attached To An Energy-Efficient, Operationally Reliable And User-Oriented Overall Solution. Continuous Coordination With The Client During All Planning Phases Is Required. The Planning Services Required For The Project Will Be Commissioned In Stages. The Commissioning Takes Place In 3 Stages, With The Individual Service Phases Divided Into The Following Stages: Stage 1: Service Phases 1 - 3 (Basic Determination, Preliminary Planning And Draft Planning) Stage 2: Service Phases 4 - 5 (Approval Planning, Implementation Planning) Stage 3: Service Phases 6 - 8 (Preparation Of The Award, Participation In The Award, Object Monitoring, Construction Supervision And Documentation) Stage 1 Is Commissioned With The Contract.
