This Includes, Among Other Things, Requirements For Location, Building Height, Flood Safety, Adaptation To The Terrain And Aesthetic Guidelines For The Area. The Municipality Is Delaying The Approval Of The Zoning Plan. If The Zoning Plan Is Not Adopted Or There Are Significant Changes To The Planning Provisions, The Client Reserves The Right To Cancel The Competition Or Not To Enter Into A Contract Without Liability For Damages. The Microhouse Must Be A Full-Fledged Residence Of Up To 30 M², With An Associated Insulated Storage Room And Carport. The General Contractor Is Free To Propose Planning Solutions And Design Within The Framework Given. The Building Must Have A Heat Pump As The Main Source Of Heating, As Well As An Alternative Energy Source According To The Regulatory Requirements. The Project Must Be Designed As A Micro-House In Accordance With Simplified Rules In The Building Technical Regulations (Tek17) And Related Guidance From The Directorate For Building Quality. This Means That Solutions Can Be Designed Within The Simplifications That Apply To Micro Houses, Including, Among Other Things, Requirements For Space Utilization, Functional Requirements And Technical Solutions. Bidders Are Free To Use These Simplifications Where This Provides Good And Functional Solutions Within The Scope Of The Project. All Solutions Must Nevertheless Be Owned As A Permanent Residence. The Client Assumes That The Simplifications Will Not Come At The Cost Of Safety, Indoor Climate, Quality Of Use Or Long-Term Operation. The Outdoor Area Must Be Completed With The Necessary Access Solutions, Foundations Where Relevant, Stormwater Management According To The Three-Step Strategy And Connection To Existing Infrastructure On The Field.
