Urban Planning And Landscape Architectural Services – Kløverparken & Quintus - Project Competition For Structure And Master Plan. Udviklingselskabet By & Havn I/S (Hereafter Client) Hereby Publishes A Project Competition For The Preparation Of A Structure And Master Plan For The Development Of Kløverparken & Quintus (Hereafter Project Area). The Project Takes Place In Collaboration With Other Landowners In Kløverparken & Quintus Consisting Of Skanska Danmark A/S, Kløvermarken A/S And Raffinaderivej 10 A/S. The Project Area Is The First In Copenhagens East Harbor To Be Developed, And The First City Quarters Must Be Ready For Use In 2035, Before The First Stage Of The M5 Metro Goes Into Operation. The Area Is Approx. 62 Ha Large And Is Today Extensively Used. With The Project Competition, Proposals Are Wanted For How The Project Area Can Be Transformed Into Dense, Varied And Sustainable Urban Neighborhoods With Housing, Businesses, Leisure Facilities And Institutions. The Competition Is Published On The Basis Of The Political Agreement Urban Development And Infrastructure For Lynetteholm, Which The Then Government And The Municipality Of Copenhagen Entered Into In March 2025. The Agreement Requires That Approx. 870,000 Square Meters Spread Over Two Phases. The Local Plan For The First Stage Is Expected To Be Adopted In 2029 And Is Expected To Include The Development Of 530,000 Floor2 With The Main Emphasis On Housing. The Local Plan For Stage 2 Of The Expansion Is Expected To Be Adopted In 2033 At The Earliest. Overall, A Very Dense City Is Expected In Some Places, Which Is Why A Significant Part Of The Task In Connection With The Project Competition Is To Create The Right Structure For Buildings, Functions, Infrastructure, Landscape And Other Elements. The District Must Be Structured Into Smaller Urban Quarters With A Unifying Landscape Feature That Connects The District With Kløvermarken And The Fortress Terrain To The West And At The Same Time Inscribes The Project Area Into Amagers Recreational Green Coastal Landscape To The East. The Finished District Is Expected To Be Certified To Dgnb Platinum For Urban Areas. The Competition Is Conducted As A Project Competition With Subsequent Tendering With Negotiation Without Prior Publication Of A Service Contract (The Contract). At The Time Of The Tender, The Client Estimates The Value Of The Contract At Dkk 35 Million. Ex Vat, But Incl. Options. The Estimated Value Without Options Is Dkk 20 Million. Excl. Vat This Is A Non-Binding Estimate On The Part Of The Ordering Party. The Contract Is Expected To Include Services Related To Ark, Lark And Ing, With The Main Emphasis On Ark And Lark. The Ordering Party Will Thus Enter Into Negotiations With The Winner Or Winners Of The Project Competition With A View To Awarding The Contract, Which Includes Technical Advice And Assistance Regarding: 1. Development Of The Master Plan For The Competition Area Up To The Adopted Local Plan For Stage 1 As Well As Any Local Plan For Stage 2 (Option). The Service Includes Qualification Of The Tenderers Project Solution (Structural And Master Plan) To A Level That Can Form The Basis For The Preparation Of A Local Plan, Including Acting As The Clients Advisor During The Entire Planning Process. Counseling Is Expected To Take Place After Time Has Passed. 2. Development Of The Infrastructure Project For The Competition Area Until G
