Houses Construction Work – General Contractor Services For The Renovation Of Building 326, Wikinger Str. 25/27/29 In 81549 Munich - Voek 579-25. The Client, The Federal Real Estate Agency (Bima), Has Set Itself The Task Of Modernizing Residential Building 326 In Perlacher Forst, Wikingerstraße 25-29 With Currently 18 Existing Apartments As Part Of A Renovation Measure, And Of Creating 6 Additional Apartments In The Attic With The New Attic Building. For The Building, ~2,390 M² Of Rentable Living Space Is To Be Modernized Or Newly Created On The 3 Full Floors And The Attic. Through The Planned New Roof Construction, The Demolition Of The Existing And New Construction Of Larger Balconies, Modernization Work In The Existing Apartments, Pre-Equipment Of Pv Systems On The Roof And Much More. The Goal Is A Modern Standard Of Living. The Modernization Measures Include In Particular Facade Renovation, Interior Work, The Complete Renovation Of The Building Services Systems In The Apartments, As Well As The Partial Renovation Of The Generally Accessible Building Areas. With The Modernization And Barrier-Free Conversion Of The Sanitary Areas On The Ground Floor, The Attractiveness Of The Building, Both For Older Tenants And Young Families, Should Be Increased In The Long Term. The Renovation Measure Is To Be Implemented In One Go In The Vacant Building. Significant Demolition And Clearing Measures (Including The Light Partition Walls In The Attic) Have Already Been Carried Out Or Are Being Carried Out By Third Parties As Part Of An Advance Measure; These Are Not Part Of This List Of Services. The Residential Area With Several Identical Or Similar Buildings On The Edge Of The Perlacher Forest Is Located On The Green Southern Edge Of Munich. The Area Is Well Developed For Transport With Residential Streets And Subsequent Access To The Buildings. In Addition To Various Bus Lines, There Is Also An S-Bahn Connection Through The Public Transport Company. The Residential Area Also Includes Various Schools And A Kindergarten. In Addition To Public Streets, The Buildings Are Connected To Each Other By Footpaths Within The Trees And Common Areas Such As Playgrounds. The Location Is The Perlach District, Parcel Number 2641 With A Total Property Area Of 74,870 M², Approx. 7 Km From Munich City Center. The Existing 7 Residential Buildings Were Built In Solid Construction By The Us Armed Forces In 1954/55 And Handed Over To The Federal Government In 1992. There Is No Development Plan For The Area. According To The Land Use Plan, This Area Is A General Residential Area With Protected Landscape Components. The Bima Is The Owner Of The Property And Represents The Builder (Bh) And At The Same Time The Landlord. The Planned Construction Project Serves As A Model Project For The Subsequent Planned Renovation Of Other Residential Buildings In The District.
