Construction Work – Total Contract Regarding Renovation Of The Roof And Facade At Cbs. 1. Background And Damage Picture The Cbs Building On Solbjerg Plads Has Been Affected By Leaks In Facades And Roofs Since Its Construction Around The Year 2000. Water Intrusion Has Been Detected In Parts Of Buildings A, B And C To The South As Well As In Buildings D And F. At Present, No Water Intrusion Has Been Detected In Other Parts Of The Building Complex. In The Period 2022–2024, The Institute Of Technology Has Carried Out Physical Inspections And Analyzes Of Roofs And Facades In Various Places In The Buildings. The Investigations Have Shown Construction Technical Errors Which Can Be Attributed To The Construction Of The Buildings. At The Same Time, Significant Degradation Of Organic Materials And Joints In The Facades Has Been Observed. The Conditions Do Not Constitute A Current Constructive Risk, But Imply An Increased Future Risk Of Further Water Ingress In The Parts Of The Building That Are Not Renovated. 2. Scope Of The Tender And Type Of Contract The Task Is Offered As A Turnkey Contract, Where The Turnkey Contractor Has Overall Responsibility For Design And Execution Within The Framework And Functional Requirements That Appear In The Tender Documents. This Tender Includes The Design And Improvement Of Selected Parts Of Facades And Roofs On The Cbs Building At Solbjerg Plads. The Task Relates To A Renovation Task That Must Be Carried Out While The Buildings Are In Operation. This Places Special Demands On The Planning, Coordination And Management Of The Execution Of The Works, So That The Work Is Carried Out On Time, To The Agreed Quality And With The Least Possible Inconvenience For The Users Of The Buildings. 3. Early Contractor Involvement And Phase Division The Contract Is Carried Out With Early Contractor Involvement And Is Divided Into Two Phases: Phase 1 – Design Of All Stages And Execution Of Stage 1 In Phase 1, The General Contractor Designs All Stages (Stages 1–4). In Addition, Stage 1 Is Carried Out. The Planning And Execution Takes Place On The Basis Of The General Contractors Fixed Price Offer, Which Includes Both Phases And All Stages. Phase 2 – Adjusted Planning And Execution Of Stages 2–4 Phase 2 Includes Any Correction And Adjustment Of The Project Material For Stages 2–4 Based On The Experience Gained From The Execution Of Stage 1 And Subsequent Execution Of These Stages. The Builder Expects That The Early Execution Of Stage 1 Will Generate Valuable Knowledge That Can Be Used To Optimize Both Design, Planning And Execution Of The Remaining Stages.4. Experience Transfer And Decision-Making Basis For Phase 2 Before Starting Phase 2, The General Contractor Must Explain The Possibilities For Optimization And Incorporation Of Experience From Stage 1, Including Describing The Economic And Time Consequences Of Any Adjustments. Against This Background, The General Contractor Submits An Offer Regarding: Correction And Adjustment Of The Project Material For Stages 2–4, And Execution Of Phase 2. The Offer Must Be Submitted On The Basis Of The Unit Prices That Appear From Or Can Be Derived From The General Contractors Original Offer. Phase 2 Is Only Initiated After The Clients Written Acceptance Of The Offer.
